Lennar

What Relocating Buyers Need to Know About DFW Builders
If you're relocating to Dallas-Fort Worth from another state, builder selection takes on additional importance. You don't have the local knowledge that longtime DFW residents have, and builder reputations don't always translate from other markets. Here's what out-of-state buyers should keep in mind:
National builders operate differently in Texas. A builder you had a great experience with in another state may run their Texas division completely differently. Lennar in Florida is not the same as Lennar in DFW. Always evaluate based on local performance.
Texas requires a Buyer Representation Agreement. As of January 2026, under Texas SB 1968, you must sign a written Buyer Representation Agreement before an agent can show you properties — including new construction model homes. Sign with your own agent before your first model home visit to ensure you have independent representation from the start.
The builder's sales agent works for the builder. Many relocating buyers don't realize they can — and absolutely should — have their own REALTOR® when buying new construction. Hardwood or LVP flooring is the single most impactful upgrade — homes with full carpet downstairs sit on the market 15–25 days longer in DFW.
Never buy blinds at the design center — builder markup is typically 60–100%, and independent companies offer better quality for less.
