Best New Construction Under $400K in DFW: A First-Time Buyer's Guide to Building Equity in a Brand-New Home (2026)

The biggest misconception in DFW real estate is that new construction is only for buyers with $500K+ budgets. It is not. There are hundreds of brand-new homes available across DFW under $400,000 — complete with builder warranties, modern floor plans, current energy codes, and the pride of being the first family to live in your home. For first-time buyers, new construction under $400K is not settling. It is the smartest entry point into homeownership.

For the complete first-time buyer process, see the First-Time Home Buyer Guide. For builder comparisons, see Best Home Builders DFW Ranked.

Compared to a $350K resale: A resale home at this price in the same area is typically 10–20 years old with original HVAC (nearing replacement), older insulation standards (higher utility bills), and the previous owner's wear and taste. The new construction home has zero deferred maintenance, a builder warranty, and modern efficiency. The trade-off: the resale may be in a more established neighborhood with mature trees and a stronger ISD.

Financing Under $400K: Programs Most First-Time Buyers Miss

FHA Loan (3.5% Down)

Down payment on $350K: $12,250. Credit score minimum: 580. Mortgage insurance (MIP) required for the life of the loan — adds $150–$250/month. FHA is the most accessible path to homeownership for buyers with limited savings.

Conventional 97 (3% Down)

Down payment on $350K: $10,500. Credit score minimum: 620. Private mortgage insurance (PMI) required until 20% equity — then it drops off (unlike FHA's permanent MIP). For buyers with 620+ credit, Conventional 97 produces a lower long-term monthly cost than FHA.

VA Loan (0% Down)

Down payment on $350K: $0. For eligible veterans and active military. No PMI. The best mortgage product available for qualifying buyers. If you are eligible, there is no reason to use any other loan type.

TSAHC and TDHCA Down Payment Assistance

Texas offers state-administered down payment assistance programs:

TSAHC (Texas State Affordable Housing Corporation): Down payment assistance for first-time buyers and veterans. Income limits apply. Can cover 3–5% of purchase price.

TDHCA (Texas Department of Housing and Community Affairs): My First Texas Home program — 30-year fixed-rate mortgages with down payment assistance up to 5% of loan amount.

Your lender should proactively evaluate your eligibility for these programs. Many first-time buyers qualify but are never told about them because their lender is not familiar with the application process. Ask specifically.

The 5 Things First-Time New Construction Buyers Get Wrong

1. Thinking They Cannot Afford New Construction

A $300K new construction home in Princeton with 3% down (Conventional 97) requires $9,000 down payment plus closing costs. With TSAHC or TDHCA assistance, even the closing costs may be covered. Many renters paying $1,800–$2,200/month in DFW qualify for a mortgage payment that is comparable — and builds equity instead of a landlord's wealth.

2. Visiting Model Homes Without an Agent

The builder's sales rep works for the builder. Your agent works for you. The builder pays the agent's commission. Visiting without an agent does not save you money — it costs you the independent representation that protects you. Register your agent before your first visit.

3. Ignoring MUD/PID Taxes

Some under-$400K communities carry MUD/PID assessments that add $1,500–$4,000/year to your tax bill. A $325K home with $3,000/year MUD costs the same monthly as a $373K home without MUD. Your agent verifies MUD/PID status for every property.

4. Skipping Inspections ("It's Brand New")

New homes have defects. After 300+ closings, defects are found in 100% of pre-drywall inspections. A $300 inspection that catches a $10,000 issue before drywall is the best $300 you will ever spend.

5. Not Filing the Homestead Exemption

Texas homestead exemption reduces your school district taxable value by $100,000 — saving $1,000–$3,000+/year on property taxes. File with your county appraisal district immediately after closing. It is free and takes 10 minutes. Many first-time buyers do not learn about this until their second year — costing them a full year of savings.

The Wealth-Building Math

Scenario

Renting $2,000/mo

Owning $325K Home ($2,100/mo PITI)

Monthly cost

$2,000

$2,100

Equity built (year 1)

$0

~$4,800 (principal paydown)

Equity built (year 5)

$0

~$27,000 (principal paydown)

Appreciation (5 yrs, 5%/yr)

$0

~$89,500 (home value increase)

Total wealth created (5 yrs)

$0

~$116,500

Rent increases (5 yrs, 3%/yr)

$2,000 → $2,319/mo

$2,100 (fixed mortgage)

For $100/month more than rent, you build $116,500 in wealth over 5 years through principal paydown and appreciation. Meanwhile, the renter's payment increased by $319/month and created zero equity. This is the fundamental case for first-time homeownership — and new construction under $400K makes it accessible.
