Buying Acreage Near Sherman, TX: 7 Questions to Ask Before You Fall for the House

Acreage near Sherman can be a great buy, and it moves the risk from the house to the land. Before you fall for the kitchen, ask seven questions: city or county, which ISD, well or public water, septic or sewer, public or private road, what the survey shows, and which taxing units appear. Send me the property and I will check each in writing.

Why does acreage need different questions?

You walk in, see the porch, the pond and the view, and you want it. That is the moment to slow down. On acreage, no HOA, builder or city answers the hard questions for you. The answers sit in county, utility and deed records.

What are the seven questions?

  • Is it inside Sherman city limits, and which county is it in? A Sherman mailing address does not tell you.

  • Which ISD serves the exact address? Get it from the district in writing.

  • Is the water public or a private well? Who maintains it?

  • Is wastewater city sewer or a septic system? What do the records show?

  • Is the road public or private? Who maintains it, and how does the deed give you access?

  • What does the survey show about easements, fences and boundaries?

  • Which taxing units appear on the tax certificate? Are any minerals reserved?

Ask your inspector and a Texas real estate attorney about anything the records leave unclear. Ask a tax professional how agricultural or open-space valuation applies to you.

Does the seller's disclosure answer these?

Only in part. It covers what the seller knows. It does not replace a survey, a tax certificate or a title commitment. Read what to verify on Sherman acreage and estate homes and my MUD and PID tax guide.

Who checks all this for you?

I do, if you hire me. On acreage and resale listings, the listing agent represents the seller, and nobody represents you by default. Send me the property

  • The address or the area.

  • The acreage you want.

  • Public utilities or private well and septic.

  • Your price range.

  • Your target move-in date.

Send it before you make an offer.
