Orders to Dallas-Fort Worth and a VA Loan: What Order to Do Things In

Most of what goes wrong in a military move to Dallas-Fort Worth is not a bad decision. It is a decision made in the wrong week.


The order below is not the only workable one, but it keeps options open the longest and it front-loads the two things that take time and cost nothing.


First: the Certificate of Eligibility and a lender conversation

Before neighbourhoods, before listings, before anything visual.

The Certificate of Eligibility confirms your entitlement, and it is obtained through the VA or through a lender. Having it in hand converts an abstract claim into a documented one, which matters later when a listing agent is comparing your offer against three others.

The lender conversation matters just as much, and not every lender writes VA loans with the same fluency. It is a fair question to ask directly: how many of these do you close in a year? A lender the listing side recognises does quiet work for you at the offer stage.

Two questions worth asking in that first call, because the answers change your whole plan:

  • If you have used the benefit before, what is your remaining entitlement, and does it support buying here while you still own elsewhere? Many veterans assume the benefit was spent. Often it was not.

  • When do you have to occupy? The VA expects occupancy within a reasonable time after closing. Documented exceptions exist. What applies to you determines whether you can close before you arrive.

Second: decide what you are optimising for

Dallas-Fort Worth is roughly 9,000 square miles. Arriving without a narrowing principle means touring for weeks and deciding by exhaustion.

The useful narrowing question is not price. It is which of these you are least willing to trade:

The completion language in the contract, and your occupancy certification

That last column is where relocation buyers lose the most time. City limits, school district boundaries and utility district boundaries are three different maps here, and they do not align. Two addresses in the same city can feed different districts, and the difference is not inferable from the mailing address. Start with the Comprehensive school search and the DFW property tax rates by suburb rather than assuming.


Third: register your agent before you walk into a model home

This one is small, irreversible and costs people representation every week.

Most DFW builders require a buyer's agent to be registered at first contact for representation to apply on that community. Walking into a model home alone on a house-hunting trip can foreclose it there, and a large share of relocation buyers end up looking at new construction whether or not they planned to. Register first, then tour.

Fourth: spend the trip on what you cannot evaluate remotely

Houses photograph well and video tours have improved enormously. Drive times, street noise and how a neighbourhood behaves on a Tuesday evening do not travel.

So the trip is worth more spent driving the commute at the hour you will actually drive it than walking through eight listings. Add up the tolls while you do it, because much of the northern metroplex runs on tollways and that is a recurring monthly number that never appears on a listing.

One warning about model homes specifically: a model is staged, fully upgraded, and usually sited on one of the better lots in the section. It tells you about the floor plan and almost nothing about the home you would receive. Ask which section is selling, when it delivers, and what is standard.


Fifth: write the offer with the terms that actually matter

A VA offer competes on the same footing as any other financed offer when it removes doubt. The things that do that are not concessions:

  • A Certificate of Eligibility already in hand.

  • A named lender who closes VA loans routinely.

  • A closing date that reflects how that lender actually performs, rather than one chosen to look aggressive.

  • Non-price terms - possession timing, option period length, closing flexibility - doing work that price alone cannot.

What does not belong on that list is waiving the protections the benefit exists to provide. An accepted offer bought at the price of your exit is not a good trade. Where the calendar usually breaks

Three places, in order of frequency.

The build slips. A completion date that moves also moves the date you can occupy, and if you certified an occupancy date, that certification has to keep matching reality. Where the arrival window is fixed, standing inventory in the same community often solves what a to-be-built home cannot.

The lender question gets asked late. Entitlement, occupancy exceptions and property requirements all have documentation that belongs in the file at application. Raised after underwriting flags something, each is a much harder conversation.

The report date moves. It happens. The response is to update the certification promptly rather than let the file and the actual timeline drift apart, and to have built a schedule that did not assume everything went right.


If the timing will not work

Leasing first is a legitimate answer, not a failure to decide. It buys information about the corridors - which is the thing you are actually short of - at the cost of one additional move. Where the assignment, the role or the household plan is still unsettled, it is frequently the better call, and it does not cost you the benefit.

What it does cost is a second move, so it is worth deciding deliberately rather than defaulting into it in week ten.
