Eligibility and your Certificate of Eligibility (COE)
VA eligibility is based on your service history — generally 90 continuous days of active duty during wartime, 181 days during peacetime, or 6 years in the National Guard or Reserves, with provisions for surviving spouses. You'll need a Certificate of Eligibility (COE), obtainable online, through your lender, or by mail. Your lender can confirm your specific eligibility and entitlement.
What changed for military buyers in 2024–2025 (that most sites haven't updated)
This is where working with a current, specialized agent matters — two recent changes many pages still get wrong:
VA buyers can now pay a buyer-agent commission. Since VA Circular 26-24-14 (effective August 10, 2024), VA buyers may pay a reasonable and customary buyer-agent commission, reversing a long-standing prohibition — so you never have to buy unrepresented. The fee can't be financed into the loan and requires a written buyer-broker agreement; the seller can still pay it.
Builders no longer need a VA Builder ID. As of VA Circular 26-25-1 (effective March 31, 2025), the VA eliminated the builder-ID requirement for standard VA loans on new or proposed construction. Many competing pages still tell you "the builder must be VA-approved" — that's outdated for standard purchases.
Using a VA loan for new construction in DFW
Your VA loan works for new construction. Most veterans buy a completed or nearly complete builder home with a standard VA purchase loan; a smaller number build from the ground up with a VA construction-to-permanent loan. Key points that still apply:
The warranty requirement stands: new construction generally needs a one-year written builder warranty or an accepted 10-year insured protection plan.
The VA appraisal and Minimum Property Requirements still apply — the home must meet VA property standards.
