Westminster Place, University Park: What Buyers Should Know Before Touring
Westminster Place runs along Westminster Avenue, Rosedale Avenue and the streets between them in University Park, on lots that are strikingly consistent at around 0.17 to 0.18 acres — while the houses on them span nearly a century, from the 1920s to new construction completed in 2024. The land is the constant here and the house is the variable, which is unusual and changes how you compare properties. The neighbourhood name also covers condominium and townhome buildings as well as detached houses. This page covers both and what to verify before making an offer.

Uniform lots, a century of houses
Records for properties in this neighbourhood show lot sizes clustering tightly at roughly 0.17 and 0.18 acres. On those near-identical parcels sit:
-
A 1927 house of about 1,816 square feet.
-
An architect-designed residence completed in 1995.
-
A 2024 build of about 5,781 square feet with six bedrooms.
-
Houses in between at roughly 2,762, 2,876 and 4,129 square feet.
That produces a clearer comparison than most University Park pockets — because the land is broadly equivalent, the difference between two properties is almost entirely the house. It also means a buyer can see what a given lot supports once rebuilt, since the examples are on the street.
What it does not mean is that an average works. A 1927 cottage and a 2024 six-bedroom home on identical parcels are not comparable sales for each other; they are the two ends of what the same land has produced.
Attached buildings sit inside the neighbourhood name
The Westminster Place name also covers condominium and townhome buildings — a condominium building on Rosedale Avenue is identified as being in this neighbourhood, and townhome addresses appear on the same street, alongside apartment-style units of around 1,150 square feet on Daniel Avenue.
Those are different purchases from a detached house: the association maintains more, the governing documents cover more, a lender may assess the project as well as you, and the resale pool is different.
Confirm the ownership structure from the appraisal district record and the title commitment rather than from a portal field, and on an attached property order the resale documents at the start of the option period and involve your lender early.
Buying to rebuild
The 2024 construction on Westminster Avenue shows what the city currently permits on a lot of this size, which is useful information if you are buying an older house with a rebuild in mind.
Establish University Park's current rules on setbacks, height, lot coverage and tree requirements for the specific parcel with the city, get a survey showing true dimensions and easements, and get a builder's read during the option period. The custom builders page covers who works at this level.
If you are buying an existing home, ask the city what permits are open nearby, since rebuilding here is ongoing rather than occasional.
What to check on an older house
On a home from the 1920s, 1930s or mid-century, ask for records with dates:
-
Roof age, and any claims or repairs following significant hail.
-
HVAC systems and install dates, and how they were fitted into a house not designed for them.
-
Water heaters.
-
Foundation performance and any repair history, with documentation and any transferable warranty.
-
Plumbing and electrical, including whether original materials remain and the panel capacity relative to how you will use the house.
-
Windows, insulation and the extent and date of any renovation.
-
Whether work was done under permit and whether the permits were closed.
On a recent build, the questions are the warranty — what applies, what transfers, who administers it — plus a pre-closing inspection. Get an independent inspection either way.
Schools
Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Listings and building profiles in this neighbourhood commonly cite McCulloch Intermediate School and the Highland Park middle and high schools.
Those are listing-level references rather than a district confirmation, and campus assignments change. Confirm the district and the specific elementary, intermediate, middle and high school assignments for the exact address with the district before making an offer. The Highland Park ISD page covers the district.
What to verify before you offer
-
The ownership structure — detached house, townhome or condominium unit — from the appraisal district record and the title commitment.
-
The recorded subdivision and lot dimensions from the record and the survey.
-
On an attached property, the association's resale certificate, dues, reserves, rules and master insurance, plus your lender's view of the project.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
The district and the exact campuses, confirmed with Highland Park ISD.
-
University Park's setbacks, height, lot coverage and tree rules for the parcel if you intend to build or extend.
-
System ages, renovation history and permit status, or warranty status on a newer build.
Common questions
How big are the lots in Westminster Place?
Records cluster tightly at around 0.17 to 0.18 acres, which is unusually consistent for University Park. Confirm dimensions for a specific parcel from the survey rather than the acreage figure.
How old are the homes?
They span nearly a century. Records in the neighbourhood include a 1927 house, a 1995 architect-designed residence and a 2024 build, with others in between. Comparables have to match the build era rather than the street.
Are there condominiums or townhomes here?
Yes. A condominium building on Rosedale Avenue is identified as being in Westminster Place, townhome addresses appear on the same street, and apartment-style units of around 1,150 square feet appear nearby. Confirm the ownership structure from the record before comparing anything on price.
Can I rebuild on a lot here?
Rebuilding is active in the neighbourhood, including a 2024 completion on Westminster Avenue. What you can build is governed by University Park's setbacks, height, lot coverage and tree rules applied to the specific parcel, so establish those with the city during the option period.
Which schools serve Westminster Place?
Highland Park ISD. Listings in the neighbourhood commonly cite McCulloch Intermediate and the Highland Park middle and high schools, but confirm the exact assignments for the address with the district, since listing data is not a district confirmation.
How should I compare two homes here?
On the house, not the land. Lot sizes are broadly equivalent, so the difference between properties is build era, condition, size and ownership structure. That makes a written comparable analysis straightforward to build and easy to defend.
Thinking about Westminster Place?
Send what you are looking for — an older house to renovate, a recent build, a lower-maintenance unit, or a lot to build on, plus your price range and timeline — and you get back what is realistically available, with the ownership structure and lot dimensions confirmed from the record, any association documents obtained, the taxing units pulled and the campus assignment confirmed with the district. More on the city is on the University Park page, and neighbouring areas on the Compton Heights, Campus Heights and SMU Heights pages. For buyer representation generally see buyer services, and if you are selling here, seller services.
