Red Hawk is a garden home community in south central Coppell developed by Holmes Builders, with custom homes built from 2012 onward over more than a decade — which means almost every house here is different. Homes range from roughly two and a half thousand to six thousand square feet, lot sizes vary widely despite the garden home description, and the association's dues sit well above the Coppell norm because grounds maintenance is included. This page covers what to check before making an offer.

What the community is

Red Hawk sits in the 75019 postcode and Dallas County, with streets including Washington Court and Blackburn Drive. The developer describes a garden home community of custom home sites with central green space, where native oaks and cedars were preserved through the site.

Appraisal records show homes completed across 2012, 2013, 2014, 2015, 2016, 2017, 2018 and 2021, which tells you something important: this was not a production run. Each home was built to its own specification at its own time, so plans, finish levels and sizes vary considerably from one address to the next.

The same developer built Blackberry Farm elsewhere in Coppell, and buyers who like one often want to see the other.

Published counts and lot sizes disagree

Sources differ on how many homes the community contains — the builder's materials describe 54 custom home sites, while at least one neighbourhood profile puts build-out at around 20. That probably reflects different phases or sections being counted, but it is a reminder to rely on the record rather than a summary.

Lot sizes vary more than the garden home label suggests. One profile cites typical lots around a seventh of an acre, while appraisal records for individual addresses show parcels at roughly three-tenths of an acre and in one case seven-tenths. Confirm the parcel size for the specific address from the appraisal district record.

One more caution: a search on the subdivision name also returns properties recorded under Red Hawk Ranch, which is a different thing entirely — one such record covers a parcel of more than twenty-eight acres. Check the legal description.

The dues include grounds maintenance

The builder's published figures put annual dues at a level several times what most Coppell neighbourhoods charge, with grounds maintenance among the inclusions. That is the trade a garden home community offers: a higher monthly cost in exchange for the exterior being handled.

Comparing these dues against a neighbourhood where owners mow their own lawns is not like for like, and in the other direction, confirm exactly where the association's maintenance stops and yours begins. Before the option period ends, obtain the resale certificate and governing documents and confirm:

  • The current dues, the billing cycle and precisely what is maintained.

  • The reserve position against the common green space and any shared features.

  • Any assessment history, and anything currently contemplated.

  • Who manages the association now.

  • The rules on exterior alterations, fencing, parking, letting and pets.

Treat directory listings of amenities and inclusions with caution here. At least one aggregator lists this association as covering water, sewer, gas, trash, a clubhouse, a pool and snow removal, which does not describe a Coppell garden home community and is almost certainly a template error. The resale certificate is the source.

Custom homes, built over a decade: what to ask for

The earliest homes here are now more than a decade old and the newest only a few years. That spread means the inspection list differs house by house. Ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems, usually several in a home of this size, with service history.

  • Water heaters.

  • Foundation performance and any repair history.

  • Pool, spa and equipment where present.

  • Any structural warranty still in force on a newer home, and what transfers to a buyer.

  • Who built the specific home and when, since custom construction varies.

Get an independent inspection regardless of how recently a home was built.

Confirm the school district, not just the campuses

The builder's materials cite Coppell ISD with named campuses, and also reference a neighbouring district in the schools section. Coppell is served principally by Coppell ISD, though some addresses in and around the city fall into neighbouring districts.

Confirm the district and the exact elementary, middle and high school assignments for the specific address with the district before you make an offer. Builder and listing materials are not a district confirmation, and assignments change.

What to verify before you offer

  • The recorded subdivision and lot from the appraisal district record, confirming it is Red Hawk rather than a similarly named subdivision.

  • The parcel size from the record rather than a listing description.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. On a newer home, a first-year bill may be based on a value before completion.

  • The association's resale certificate: dues, cycle, exactly what is maintained, reserves, assessment history and rules.

  • A current survey showing boundaries, easements and common area adjacency.

  • System ages, warranty status and build details, documented.
