South Ridge Lakes is one of Southlake's larger neighbourhoods, roughly 385 to 400 custom homes built mainly in the first half of the 1990s on lots running from about a third of an acre to three-quarters. Its distinguishing feature is the amenity package: a competition-sized pool, four tennis courts, basketball and volleyball courts, athletic fields and a pavilion, with a stone clubhouse set over one of the neighbourhood's ponds at the entrance. That is more than most Southlake subdivisions provide, and it is reflected in what the association does and costs. What the neighbourhood is

South Ridge Lakes sits in south central Southlake, in the 76092 postcode, with streets including Southridge Lakes Parkway, Brazos Drive, Travis Court, Donley Court, Pecos Drive, Presidio Court and San Jacinto Court. Homes are typically four to five bedrooms, broadly in the three thousand to six thousand square foot range, on lots with mature landscaping and ponds through the community.

One small practical point: the neighbourhood appears in listings as both "South Ridge Lakes" and "Southridge Lakes," and the parkway itself is spelled as one word. If you are setting up searches or alerts, use both spellings or you will miss listings.

Custom homes from one era, in varying condition

Because the neighbourhood was custom built across a relatively short window in the early-to-mid 1990s, homes are similar in age but not in finish. Some have been thoroughly renovated and others remain closer to original, and that is where the real differences in value sit rather than in square footage.

The practical consequence is that comparable sales have to be chosen on condition and updates, not just on size and lot. A home updated throughout and an original one of the same footprint are different purchases, and averaging them produces a number that fits neither.

Age, and what to ask for

A neighbourhood of this vintage is well past the point where original systems have had to be replaced at least once. On any home here, ask for records with dates:

• Roof age and remaining life.

• HVAC systems, usually more than one in a home of this size, with install dates.

• Water heaters.

• Foundation performance and any repair history, with documentation and any transferable warranty.

• Plumbing and electrical, including whether any original materials remain.

• Pool and equipment where present.

• Windows and the extent of any kitchen or bathroom renovation, with dates.

Get an independent inspection regardless of how a home shows, and treat the documentation as part of the price rather than a formality.

The association and the amenities

The amenity package here is unusually extensive for a Southlake subdivision, which is a genuine draw for households who will use it and a cost for those who will not. Before the option period ends, obtain the resale certificate and governing documents and confirm:

• Current dues and what they cover, including maintenance of the pool, courts, fields, clubhouse and ponds.

• The association's reserve position, since ponds, courts and a clubhouse are capital items that eventually need replacing.

• Any assessment history, and anything currently planned.

• The rules that affect how you live: exterior alterations, fencing, pools, parking, letting and pets.

Dues figures quoted on listing portals for this area vary considerably, which usually means different sections or different products within or adjacent to the neighbourhood. Confirm what applies to the specific property rather than relying on a published range.

Schools

The neighbourhood is served by Carroll ISD. Confirm the specific elementary, intermediate, middle and high school assignments for the address with the district before you make an offer, since campus assignments change as the district adjusts to enrolment and Southlake addresses are not uniformly served by one district. What to verify before you offer

• The district and the specific campuses, confirmed with the district for that address.

• The full list of taxing units on the parcel, from the county appraisal district and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

• The association's resale certificate, dues, reserves, assessment history and rules.

• A current survey showing lot boundaries, easements and any pond or greenbelt adjacency.

• System ages and renovation history, documented.

• The commute, driven at the hour you would actually drive it.
