starview prosper realtor.jpg

Quick answer: StarView is a small new-construction community in Prosper, Texas, in Collin County, off Morning Star Lane and within walking distance of the Gates of Prosper retail district. Two builders are active there: Highland Homes and Tradition Homes, the latter across 64-foot and 74-foot lot programs. Roughly 178 homes are planned in total, which makes StarView a fraction of the size of the big Prosper master plans. I'm Nitin Gupta, a Broker Associate with Competitive Edge Realty and 480+ closed DFW transactions, and this is what I tell buyers before they visit that sales office.

The facts, and where the public sources disagree

  • Location: Prosper, TX 75078, Collin County. Sales offices on Morning Star Lane.

  • Builders: Highland Homes and Tradition Homes. Confirm which one you are contracting with, because the contract and the warranty change with the builder.

  • Highland Homes at StarView: 17 floor plans, minimum 74-foot lot width, approximately 3,104 to 4,789 square feet, 4 to 5 bedrooms.

  • StarView 64-foot lots, Tradition Homes: 8 floor plans, approximately 2,959 to 3,984 square feet.

  • StarView 74-foot lots, Tradition Homes: 8 floor plans, minimum 71-foot lot width, approximately 3,560 to 5,046 square feet, 4 to 6 bedrooms.

  • Scale: approximately 178 homes planned across StarView.

  • Community features: community lake, wooded home sites, lawn maintenance included, and walkable retail at the Gates of Prosper.

  • School district: Prosper ISD. Public sources name Judy Rucker Elementary, Reynolds Middle and Prosper High.

  • Pricing: the public listing sources do not agree. One shows Highland at StarView from the high eight hundreds; another shows the plan range opening near a million. Both carry different move-in-ready ranges. Get the current price sheet from the builder rather than from an aggregator, and get it in writing.

Figures above are drawn from publicly published builder and listing sources as of October 2026. This page is an independent buyer's guide. I am not affiliated with Highland Homes or Tradition Homes, and nothing here is a builder advertisement.

What StarView actually is, and who it suits

StarView is not a large master-planned community, and that is the most useful thing to understand about it.

Prosper's better-known communities run to thousands of homes with resort amenity centers, lagoons, trail networks and multi-year build-out schedules. StarView plans roughly 178 homes, carries a community lake and wooded home sites, and includes lawn maintenance. That is a different product aimed at a different buyer.

Lawn maintenance included is the detail most buyers skim past and then care about enormously. It raises the HOA line and lowers the Saturday line. For a buyer who travels, works long hours, owns a second property or simply has no interest in a mower, that trade is the point. For a buyer who wants a big yard to make their own, it is money spent on something they did not want. Decide which one you are before you tour, because it changes which Prosper communities belong on your list at all.

The walkable retail is the other genuine differentiator. Being able to walk to the Gates of Prosper for groceries, coffee and dinner is unusual in north Collin County, where almost everything is a drive. If that matters to you, it narrows the field quickly.

Two builders, one community name

Highland Homes and Tradition Homes are both selling at StarView, and the lot programs differ between them. You can tour both from Morning Star Lane and come away thinking you looked at one community. You did not.

Different builders mean different purchase agreements, different deposit structures, different change-order processes, different warranty administration and different incentive conditions. The floor plan comparison is the easy part. The contract comparison is the part that costs money later. I walk through where builder agreements diverge from one another in builder contracts in Texas and how to compare home builders in DFW.

For Highland specifically, see my page on Highland Homes incentives.

The lot programs, and why 64 versus 74 feet is not a small decision

The 64-foot program runs roughly 2,959 to 3,984 square feet across eight plans. The 74-foot program runs roughly 3,560 to 5,046 square feet across eight plans, on a minimum 71-foot width. Highland's plans sit on a minimum 74-foot lot.

Ten feet of lot width changes more than the price. It changes which plans you can put on which lot, whether a three-car configuration works, how much usable side yard you get, where a pool can physically go, and what the rear setback leaves you. Buyers routinely pick a plan first and discover the lot constraint second, which is backwards and expensive.

So tell me what you want in the back yard before you tell me which plan you like. A pool, a covered outdoor kitchen or a sport court can eliminate most of the available lots in a small community, and in a community of roughly 178 homes, "most of the available lots" is not a large number to begin with.

Small community, finite lots

In a 2,000-home master plan there is always another phase. In a community of roughly 178 homes there is not.

That cuts both ways. The scarcity is real, and the lot you want may genuinely not come back. It is also exactly the condition under which buyers get rushed, and a rushed lot decision is the one decision in new construction with no remedy. You can change the countertops. You cannot move the house off the lot backing the collector road.

What I look at on every lot: what backs up to it and what is planned to back up to it, which way the rear elevation faces and what that does to a west-facing patio in August, how the grade and drainage run, where the lot sits relative to the lake and the entry, and whether the site will physically take the pool you have in mind. The sales office site plan shows what is sold. The town's planning records show what is coming. Read both.

More on this in buying in phase one of a master-planned community.

Schools

StarView is in Prosper ISD. Public sources name Judy Rucker Elementary, Reynolds Middle and Prosper High.

Note that the listing portals carrying those names also carry a disclaimer that the community may not be in those schools' attendance zones, and at least one aggregator currently attributes a StarView elementary school to a district that does not serve Prosper at all. That is a good illustration of why I handle this the way I do.

I do not rate or compare school districts. What I do is confirm the attendance assignment for your specific lot address with Prosper ISD in writing before you sign. Boundaries get redrawn as a growing district opens campuses, and Prosper ISD is growing. A builder website, a listing portal and a school-rating app are all repeating information that may already be stale.

Property taxes, HOA and special districts

Here is something the sales office will not lead with, and it works in your favor.

A Municipal Utility District generally exists because land sits outside city limits in the extraterritorial jurisdiction, so there are no city taxes and no city services, and the district funds the infrastructure instead. A residential Public Improvement District generally sits inside city limits, so city services continue and the assessment sits on top of the tax bill. It is a jurisdiction distinction with a cost consequence, not the reverse.

The Town of Prosper does not operate residential PIDs. So when a Prosper community tells you there is no special district assessment, that is a fact about which side of a municipal line the dirt sits on, not a concession anyone negotiated for you. One public listing source for StarView does state "no special tax," which is consistent. Confirm it for your specific lot anyway: pull the taxing-unit list for the address from the Collin Central Appraisal District, and ask the title company for the tax certificate. Those two documents settle it. A sales counselor's recollection does not.

Then budget from the whole picture rather than principal and interest. Your monthly number includes the tax escrow, insurance, HOA dues and any mortgage insurance, and at StarView the HOA line carries lawn maintenance, so compare it against communities where it does not. Background in my MUD versus PID guide, the MUD, PID and HOA FAQ, and DFW property tax rates by suburb. For your own numbers, talk to a tax advisor and confirm rates with the appraisal district.

Builder incentives: the allocation matters more than the headline

Builders at this price point publish seasonal incentive packages, and they typically let you point the money at one of several uses: a rate buydown, closing costs, or the design center.

Buyers fixate on the size of the incentive. The decision that actually moves money is where you aim it, and the right answer changes with how long you intend to hold the house, what the rate structure is, how much cash you have at closing and whether the financing offer is tied to the builder's affiliated lender.

That is a twenty-minute conversation with your own numbers in front of us, not a web page. What I will say here is that the same incentive can be worth meaningfully different amounts depending on which bucket it lands in, and that the allocation is frequently decided at the sales desk by someone whose interests are not identical to yours. Before you accept any financing-linked incentive, read should you use the builder's preferred lender and get an outside quote to compare against.

Location and the commute test

StarView sits in Prosper along the US 380 corridor, with the Dallas North Tollway as the primary route south into the Legacy and Downtown Dallas job centers, and the Gates of Prosper retail district immediately at hand.

Drive the commute before you fall for a floor plan. Not what the mapping app says at two in the afternoon. Drive it on a weekday at the hour you would actually make it, in both directions, and do it before your option period starts rather than during it. In north Collin County the gap between the posted drive time and the real one eliminates more communities than price does. Start with DFW commute times, then go drive it.

How StarView compares to the rest of Prosper

The honest framing is not better or worse, it is which trade you want.

StarView trades amenity scale for walkable retail, a smaller community and lawn maintenance included. The large Prosper master plans trade that walkability for resort amenity packages, bigger trail systems and more builders to compare inside one gate. If you want a lagoon and a full amenity center, StarView is not the answer. If you want to walk to dinner and not own a mower, the big master plans are not either.

Your comparison set in Prosper probably includes Star Trail, Windsong Ranch, Legacy Gardens and Lakes at Legacy. If you are also looking at the Brookhollow master plan, see Wandering Creek at Brookhollow, Lakewood at Brookhollow and Dominion at Brookhollow.

Wider context in Prosper real estate and things to know before moving to Prosper.

Register me before your first sales office visit

This is the most common and most expensive mistake relocating buyers make, and it happens before anyone signs anything.

Builders maintain policies governing when a buyer's agent must be disclosed, and those policies generally require disclosure at or before your first visit. There is a window, and when it closes you may lose the ability to have an agent on the transaction at all. People stop by a model on a Saturday "just to look," hand their information to the front desk, and learn later that the decision was already made for them.

In Texas we will also sign a written representation agreement before I show you anything. That is how the law works now, and it protects you as much as it does me. How I am compensated in a builder transaction is disclosed in writing before you tour, and we cover it on our first call rather than at the contract table. See buyer representation agreements in Texas.

And the person at the sales desk is good at their job, knows the product cold and works for the builder. That is not a criticism. It is the job description. They represent the other side of your transaction.

What I handle on a StarView purchase

The list price is rarely where the movement is on a new build. Where there is room depends on the builder, the lot program, the specific home and where that phase sits in its sell-out. Knowing where to look is the work, and it is a conversation rather than a web page.

What I will tell you here is what I check on every new-construction file: the deposit structure and when the money goes hard, how the contract treats price adjustment and completion timing, how change orders get priced and approved, who administers the warranty and what it actually covers, what conditions attach to any incentive, and what the financing incentive costs you in rate or fees against an outside quote.

The inspections are yours to schedule, and a municipal inspection is not the same thing as someone working for you. Pre-drywall has the shortest window and the highest stakes, and it has to be booked early. See the pre-drywall inspection guide and the new construction walkthrough checklist.

Before you sign, read deposits on a Texas builder contract and what a Texas new home warranty actually covers. For the full process, see the DFW new construction buyer guide and the new construction buyer FAQ.

Buying from out of state

Most of my Prosper conversations start with someone in another state trying to work out whether Prosper is even the right answer. That is the right order, and narrowing the location is the part I do.

I shoot video walkthroughs of communities and model homes so you can shorten the list before you book a flight. My YouTube channel carries community and model tours across Prosper, Frisco, McKinney and the rest of north DFW. The process is covered in buying new construction in DFW from out of state and the DFW relocation buyer's guide.

StarView Prosper: buyer questions

Who builds at StarView in Prosper?

Highland Homes and Tradition Homes are both active at StarView, with Tradition selling across 64-foot and 74-foot lot programs. Confirm which builder you are contracting with before you get attached to a plan, because the purchase agreement, the warranty administration and the incentive conditions all change with the builder.

How much do homes cost at StarView?

Public listing sources disagree. One shows Highland at StarView opening in the high eight hundreds while another shows the plan range opening near a million, and the move-in-ready ranges differ too. Rather than repeat a number that may already be stale, get the current price sheet directly from the builder in writing. Your actual figure depends on the lot, the structural options and the finish level, which is why the first number you hear at a sales office is rarely the one you close on.

What school district is StarView in?

Prosper ISD. Public sources name Judy Rucker Elementary, Reynolds Middle and Prosper High, and those same sources carry a disclaimer that the community may not sit in those attendance zones. Confirm the assignment for your specific lot address with Prosper ISD in writing before you sign.

Is there a MUD or PID at StarView?

The Town of Prosper does not operate residential PIDs, so a Prosper address generally will not carry one, and one public source for StarView states there is no special tax. Confirm it per lot regardless: pull the taxing-unit list for the address from the Collin Central Appraisal District and request the tax certificate from the title company. For how these districts work, see my MUD versus PID guide.

Does the StarView HOA include lawn maintenance?

Lawn maintenance is listed among the community features. Get the HOA documents and confirm exactly what is covered, how dues are assessed and what the increase history looks like before you compare the dues against a community that does not include it. A higher HOA that covers lawn care is not automatically a worse deal, and it is not automatically a better one either.

Do I need my own agent to buy at StarView?

You are not required to have one. You will be sitting across from someone who works for the builder either way, and the builder's contract is not the standard TREC resale form. Register your agent at or before your first sales office visit, because builder policies govern when representation must be disclosed and the window can close. In Texas you will also sign a written representation agreement before touring. See the questions I would ask any buyer's agent, including me.

How big is StarView?

Approximately 178 homes are planned, which makes it small by Prosper standards. The practical consequence is that lot inventory is finite and the lot you want may not come back. That is a real constraint and also a common pressure tactic, so separate the two before you commit.

Touring StarView? Let's talk first.

Send me four things and I will come back with something useful instead of a brochure:

  1. Your move-in date, or the date you need to be working

  2. Which communities you are touring, and whether you have already visited any sales offices

  3. Where you will be commuting to, and how often

  4. Your price range, and whether you want a yard or would rather the HOA handle it

If you have already been to the StarView sales office, say so. It changes what is possible, and I would rather know on the first call than at the contract table.
