University Annex, University Park: What Buyers Should Know Before Touring
University Annex is a small University Park subdivision in the 75205 postcode, and the practical difficulty with it is the record itself: the same subdivision appears in listings under at least three different names, and the homes range from modest detached houses to larger properties carrying unit designations. Establishing what a specific property actually is — and which recorded subdivision governs it — matters more here than in a uniform neighbourhood. This page covers that and what to verify before making an offer.

One subdivision, three recorded names
Listings for homes on these streets name the subdivision as University Annex 2nd Installment, as University Annex 2nd Installment Replat, and as Revised University Annex Addition 2nd Installment. Those describe the same area, recorded and re-recorded over time.
Two consequences for a buyer:
-
Searching is unreliable. An alert set on one form of the name will miss listings filed under another. Search the variants, or search by street.
-
The legal description is the authority. Take the recorded subdivision, installment and lot from the appraisal district record rather than from a listing field, since that is what determines the deed restrictions and any association that applies.
Streets in this part include Asbury Street and Granada Avenue.
Check whether the property is detached or attached
Listings here include homes with unit designations alongside conventional detached houses, and the size range is wide — from under two thousand square feet to over three and a half thousand on the same streets.
A unit designation usually signals an attached or shared-structure property, which changes several things: what you own, what is maintained in common, what the governing documents cover, and how a lender treats the purchase. If a property carries one, confirm the structure from the appraisal district record and the title commitment before going further, and ask your lender to look at it early.
This is not a drawback — attached product in a Park Cities postcode is a legitimate way into the area at a different price point. It simply has to be identified as what it is rather than assumed to be a house.
Portal city fields are unreliable here
Properties on these streets appear in listings with University Park as the city and with Dallas as the city, both carrying the 75205 postcode.
A postcode is a postal delivery route, not a municipal boundary, and portal city fields are frequently populated from the postal address rather than from municipal records. Confirm the jurisdiction for the specific address from the appraisal district record and the city, since it determines which city issues permits and inspects work, which services apply, and which entities tax the parcel.
The same question arises in neighbouring areas — the Caruth Hills page covers it where the city line genuinely runs through a neighbourhood.
Schools
Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name or the city shown on a listing.
Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation. The Highland Park ISD page covers the district.
What to check on the home
Housing in this part of University Park spans several decades, with original homes, renovations and rebuilds on the same streets. Ask for records with dates:
-
Roof age, and any claims or repairs following significant hail.
-
HVAC systems and install dates.
-
Water heaters.
-
Foundation performance and any repair history, with documentation and any transferable warranty.
-
Plumbing and electrical, including whether original materials remain.
-
Windows, insulation and the extent and date of any renovation.
-
Whether work was done under permit and whether the permits were closed.
Get an independent inspection regardless of how the home presents. On an attached property, also establish what the shared structure covers and who is responsible for the party wall, roof and exterior.
If you are buying to rebuild
Where a lot is the attraction, establish University Park's current rules on setbacks, height, lot coverage and tree requirements for that parcel, get a current survey showing actual dimensions and easements, and get a builder's read — all during the option period. On an attached or shared-structure property, rebuilding is generally not available at all, which is another reason to settle the structure question first.
What to verify before you offer
-
The recorded subdivision, installment and lot from the appraisal district record.
-
Whether the property is detached or attached, and what that means for ownership and lending.
-
The jurisdiction for the address, and the full taxing-unit list with a tax certificate.
-
The district and the exact campuses, confirmed with Highland Park ISD.
-
Any association that applies, with its documents, dues and rules.
-
A current survey showing boundaries, dimensions, easements and access.
-
System ages, renovation history and permit status, documented.
Common questions
Why does the subdivision name appear differently on different listings?
Because the area was recorded and re-recorded over time, producing variants including University Annex 2nd Installment, a replat of the same, and a revised addition. They describe the same area. Take the authoritative version from the appraisal district record and search the variants when setting alerts.
Are these houses or attached homes?
Both appear on these streets. Some listings carry unit designations, which usually indicates an attached or shared-structure property. Confirm from the appraisal district record and the title commitment, since it changes what you own, what is maintained in common and how a lender treats the purchase.
Is University Annex in University Park or Dallas?
Listings show both city names with the same 75205 postcode. A postcode is not a municipal boundary and portal city fields are often drawn from the postal address. Confirm the jurisdiction for the specific parcel from the appraisal district record and the city.
Which schools serve University Annex?
Highland Park ISD serves University Park, Highland Park and part of Dallas. Assignment follows the physical address rather than the neighbourhood name, so confirm the exact campuses for the address with the district.
Can I rebuild on a lot here?
On a detached property, subject to University Park's setbacks, height, lot coverage and tree rules for that parcel — establish them with the city and get a survey and a builder's assessment during the option period. On an attached or shared-structure property, rebuilding is generally not an option.
How wide is the price range?
Wide for a small area, reflecting a size range from under two thousand square feet to over three and a half thousand, and a mix of detached and attached product. Compare like with like rather than across the subdivision.
Thinking about University Annex?
Send what you are looking for — detached or attached, the size of home you need, whether you intend to renovate or rebuild, your price range and your timeline — and you get back what is realistically available, with the recorded subdivision and structure confirmed from the record, the jurisdiction and taxing units established and the campus assignment confirmed with the district.
