University Highlands, University Park: What Buyers Should Know Before Touring
University Highlands is a small University Park neighbourhood of roughly 160 homes, first built around 1930, on lots typically between about a seventh and a fifth of an acre — and many of the original houses have been replaced by much larger new construction. Recent listings show homes of over five thousand square feet on lots of around a sixth of an acre, alongside houses of two thousand square feet on the same streets. On lots this size, how much of the parcel a house occupies is the central question, and the city's rules decide the answer. This page covers that and what to verify before making an offer.

Small lots, large new houses
The neighbourhood sits in the 75225 postcode, with streets including Stanford Avenue and Amherst Avenue. Published descriptions put it at approximately 160 homes with typical lot sizes between about 0.15 and 0.2 acres, originally built from around 1930.
What has happened since is the defining feature. Listings currently show a home of over five thousand square feet on roughly 0.16 acres and another of around four and a half thousand square feet, next to homes of about two thousand square feet of the original scale.
That ratio is the thing to look at in person. A large house on a small lot means limited outdoor space, close neighbours and a particular feel on the street — which suits plenty of buyers, and does not suit others. Walk the specific lot and look at what is left around the house rather than relying on the square footage figure.
If you are buying to rebuild
On lots in this range, University Park's rules on setbacks, height and lot coverage determine what can actually be built, and they are the difference between a plan that works and one that does not.
Establish the current requirements with the city for the specific parcel, get a survey showing the true dimensions and easements, and get a builder's read — all during the option period. The custom builders page covers who works at this level.
If you are buying an existing home instead, expect rebuilding to continue nearby. Ask the city what permits are open near the house you are considering.
Confirm which neighbourhood a listing is actually in
Streets here carry names shared with neighbouring parts of University Park — Stanford and Amherst run through more than one recorded subdivision — and portal neighbourhood boundaries are drawn for search convenience rather than from recorded plats.
Take the recorded subdivision from the legal description on the appraisal district record for any specific address. That is what determines the deed restrictions and any association, and it is also what makes a comparable analysis defensible: a home in an adjacent subdivision on a different lot pattern is not a comparable sale simply because the street name matches.
The Idlewild page covers an adjoining area with a similar lot pattern and the same rebuilding dynamic
.
Schools
Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name, and campus assignments change.
Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation. The Highland Park ISD page covers the district.
What to check on the home
On an original or renovated 1930s-era house, ask for records with dates:
-
Roof age, and any claims or repairs following significant hail.
-
HVAC systems and install dates, and how they were fitted into a house not designed for them.
-
Water heaters.
-
Foundation performance and any repair history, with documentation and any transferable warranty.
-
Plumbing and electrical, including whether original materials remain anywhere.
-
Windows, insulation and the extent and date of any renovation.
-
Whether work was done under permit and whether the permits were closed.
On a recent rebuild, the checks shift to the warranty — what applies, what transfers and who administers it — plus a pre-closing inspection. Get an independent inspection either way.
What to verify before you offer
-
The recorded subdivision and lot from the appraisal district record, with the year built and true lot dimensions.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
The district and the exact campuses, confirmed with Highland Park ISD.
-
University Park's current setbacks, height and lot coverage rules for the parcel if you intend to build or extend.
-
A current survey showing boundaries, dimensions, easements and alley access.
-
Open permits nearby, if ongoing construction would affect you.
-
System ages, renovation history and permit status, or warranty status on a new build.
Common questions
How big is University Highlands?
Published descriptions put it at roughly 160 homes, first built around 1930, with typical lot sizes between about 0.15 and 0.2 acres.
Why do home sizes vary so much?
Because many original houses have been replaced. Current listings include homes of over five thousand square feet on roughly a sixth of an acre alongside houses of about two thousand square feet, so comparables have to match the build rather than the street.
What should I look at on a large home on a small lot?
What is left of the outdoor space, how close the neighbouring houses sit, and the feel of the street. Walk the parcel rather than relying on square footage, and check the survey for true dimensions.
Can I rebuild here?
Subject to University Park's setbacks, height and lot coverage rules for the specific parcel, which on lots this size determine what is actually buildable. Establish them with the city alongside a survey and a builder's assessment during the option period.
How do I know a listing is really in University Highlands?
Check the legal description on the appraisal district record. Street names here are shared with neighbouring recorded subdivisions, and portal neighbourhood boundaries do not follow recorded plats.
Which schools serve University Highlands?
Highland Park ISD serves University Park, Highland Park and part of Dallas. Assignment follows the address rather than the neighbourhood name, so confirm the exact campuses with the district.
