Westhaven sits in the far north-west corner of Coppell along the Sam Rayburn Tollway, built from around 2014 by Village Builders, and it offers something the rest of the city largely does not: large homes on compact lots with front-yard maintenance included in the dues. Records show houses of three thousand to nearly four thousand square feet on parcels of roughly an eighth to a seventh of an acre. That trade — space inside, very little outside to look after — is the reason to buy here and the thing to be sure about before you do. This page covers that and the rest of the checks.

Large homes, small lots
Appraisal records for homes here show lot sizes commonly between about five thousand nine hundred and six thousand six hundred square feet, with homes of three thousand one hundred to three thousand eight hundred square feet sitting on them. Plans include both two-storey and one-and-a-half storey configurations, with four bedrooms and three to four and a half bathrooms.
The practical consequence: the house occupies most of the parcel. Outdoor space is modest by Coppell standards, and what the community offers instead is shared — greenbelt, pocket parks, ponds, trails, a playground and jogging and bike paths.
If you want a garden, this is the wrong neighbourhood. If you want square footage, newer construction and almost no exterior work, it is one of the few places in the city that delivers all three. Walk a specific lot before deciding, since the difference between five thousand nine hundred and six thousand six hundred square feet is noticeable once a large home sits on it.
The dues include exterior maintenance, and one listing field is wrong
Listing records show the association as mandatory, billed annually, with the fee covering exterior maintenance, full use of facilities and management. Several listings describe front yard maintenance as covered by the association.
One widely syndicated record shows the same figure labelled as a monthly amount rather than an annual one. That is plainly a data entry error, and it is the sort of thing that makes a buyer either dismiss a home or badly miscalculate a monthly budget. Take the amount and the frequency from the resale certificate.
While you are there, confirm exactly where the association's maintenance stops and yours begins — front yard only, or more — plus the reserve position against the ponds, trails, playground and common landscaping, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets.
Dues that include maintenance are higher than dues that do not, so comparing this figure against a neighbourhood where owners mow their own lawns is not like for like.
One of Coppell's newest neighbourhoods
Coppell is largely built out, so a community completed in the mid-2010s is unusual here. Records show the subdivision recorded in phases, with legal descriptions reading Westhaven Phase 1 Amended and similar.
Homes are now roughly a decade old, which is the point where buyers often skip checks they would never skip on an older house. Ask for records with dates:

Roof condition, and whether it has been repaired or replaced after any significant hail event.

HVAC systems, usually more than one in a home of this size, with service history.

Water heaters.

Foundation performance and any repair history.

Any structural warranty still in force and what transfers to a new owner.

Pool and equipment where present, which is uncommon on lots of this size.
Get an independent inspection regardless of how recently the home was built.
Position within the community
Lots backing onto the greenbelt, ponds or trails differ from interior lots in both price and daily use, and the community sits along a major tollway corridor, so position relative to the road matters.
Visit at more than one time of day, including a weekday evening, and get a current survey showing boundaries, easements and common area adjacency. On a lot backing onto water or greenbelt, establish who maintains the land beyond your fence.

Westhaven Estates in Houston shares the name and appears in portal results, so anchor searches to Coppell and the 75019 postcode and confirm the recorded subdivision on the appraisal district record for any address you take seriously.
Schools
The community is in Coppell ISD, which serves most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.
What to verify before you offer

The phase, block and lot from the appraisal district record, with year built and parcel size.

The association's resale certificate: dues, the correct billing frequency, exactly what maintenance is included, reserves, assessment history and rules.

The district and the specific campuses, confirmed with the district.

The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.
