Windsor Place, University Park: What Buyers Should Know Before Touring

Windsor Place is bounded by Preston, Williams Parkway, Shannon and University, and it holds three quite different kinds of house: original two-storey homes from the 1920s and 1930s, one-storey cottages, and large recent construction. That mix inside a small, clearly bounded area is what makes the comparable you choose decisive. The name is also heavily duplicated — there are other Windsor Places and Windsor Parks across Texas — which is why neighbourhood statistics published under it are frequently about somewhere else. This page covers what to check before making an offer.

Three housing types, one small area

The neighbourhood runs between Preston, Williams Parkway, Shannon and University, with streets including Windsor Avenue, Windsor Lane, Shannon Avenue and Shannon Lane, and the 3800 to 4000 blocks of McFarlin Boulevard.

Published descriptions and records show:

  • Original two-storey homes from the 1920s and 1930s.

  • One-storey cottages, a smaller and often older product on the same streets.

  • Large recent construction, alongside mid-century houses including a 1955 home on Windsor Lane.

Those are three different buyers and three different price bands. A cottage and a recent large build on the same block are not comparable sales for one another, and a street-level average describes none of the three.

Decide which product you want before touring. It narrows a small neighbourhood quickly and makes the pricing conversation meaningful.

Be careful which Windsor you are reading about

The name is used widely. Searches under Windsor Place return a neighbourhood on Campbell Road in north Dallas and a townhome community in Plano, and searches that drift to Windsor Park return results in north Dallas and in Austin.

Worse, portal groupings under the University Park name are demonstrably loose: one portal's Windsor Place listing set has included an estate property on Golf Drive, a condominium on Daniel Avenue and a multi-family property on Asbury Street — none of which sit within the published boundaries.

So disregard neighbourhood-level statistics published under this name, and confirm the recorded subdivision from the legal description on the appraisal district record for any specific address. Records here read as Windsor Place with a block and lot.

Subdivision attribution varies between sources

Beyond the portal groupings, the Windsor Place name has been attached by at least one source to a property on Saint Andrews Drive that other sources record in St Andrews Place.

That is the general lesson of this part of University Park: subdivision names in listing data are unreliable, and the appraisal district's legal description is the only authority. It also matters for comparables — a sale attributed to the wrong subdivision will distort any analysis built from listing data. The St Andrews Place page covers the same question from the other side.

What to check on each type of house

On a 1920s or 1930s two-storey home or a cottage, ask for records with dates covering roof age and any hail-related work, HVAC systems and how they were fitted into a house not designed for them, water heaters, foundation performance and repair history with documentation, plumbing and electrical including whether original materials remain and the panel capacity, windows and insulation, and the extent, date and permitting of any renovation.

On a mid-century house, systems are typically on at least their second replacement cycle; ask what has been replaced and when, and whether any structural alterations were permitted.

On recent construction, the questions are the warranty — what applies, what transfers and who administers it — plus a pre-closing inspection.

Get an independent inspection in every case.

If you are buying to rebuild

Recent large homes on these streets show that rebuilding happens here. Establish University Park's current rules on setbacks, height, lot coverage and tree requirements for the specific parcel with the city, get a survey showing true dimensions and easements, and get a builder's read during the option period. The custom builders page covers who works at this level.

If you are buying an existing home, ask the city what permits are open nearby.

Schools

Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name, and campus assignments change.

Confirm the district and the specific elementary, intermediate, middle and high school assignments for the exact address with the district before making an offer. The Highland Park ISD page covers the district.

What to verify before you offer

  • The recorded subdivision, block and lot from the appraisal district record — not the subdivision field on a listing.

  • A current survey showing true dimensions, boundaries, easements and alley access.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • The district and the exact campuses, confirmed with Highland Park ISD.

  • University Park's setbacks, height, lot coverage and tree rules for the parcel if you intend to build or extend.

  • System ages, renovation history and permit status, or warranty status on recent construction.

  • That any comparable you rely on is actually in this subdivision.

Common questions

Where are the boundaries of Windsor Place?

Preston, Williams Parkway, Shannon and University, with streets including Windsor Avenue, Windsor Lane, Shannon Avenue and Shannon Lane, and the 3800 to 4000 blocks of McFarlin Boulevard.

What kinds of homes are there?

Original two-storey houses from the 1920s and 1930s, one-storey cottages, mid-century homes including a 1955 house on Windsor Lane, and large recent construction. Three different products and price bands within a small area.

Why do online statistics for Windsor Place look unreliable?

Because the name is used elsewhere — a Campbell Road neighbourhood in north Dallas, a Plano townhome community, and Windsor Park areas in Dallas and Austin — and because portal groupings under the University Park name have included properties outside the published boundaries, including an estate on Golf Drive, a condominium and a multi-family property.

How do I know a listing is really in Windsor Place?

Check the legal description on the appraisal district record. Listing subdivision fields in this part of University Park are unreliable; at least one property on Saint Andrews Drive has been attributed to Windsor Place by one source and to St Andrews Place by others.

Can I rebuild here?

Recent large homes on these streets show it happens. What you can build is governed by University Park's setbacks, height, lot coverage and tree rules applied to the specific parcel, so establish those with the city alongside a survey during the option period.

Which schools serve Windsor Place?

Highland Park ISD. Assignment follows the address rather than the neighbourhood name, so confirm the exact campuses with the district.

Thinking about Windsor Place?

Send what you are looking for — a cottage, an original two-storey, a mid-century house or recent construction, plus your price range and timeline — and you get back what is realistically available in that product, with the recorded subdivision confirmed from the legal description, comparables checked for subdivision accuracy, the taxing units pulled and the campus assignment confirmed with the district. Call 469-269-6541 or get in touch.

More on the city is on the University Park page, and neighbouring areas on the Armstrong Fairway, St Andrews Place and Stratford Manor pages. For buyer representation generally see buyer services, and if you are selling here, seller services.
