Stratford Manor, University Park: What Buyers Should Know Before Touring
Stratford Manor is a small University Park pocket around Douglas Avenue and University Boulevard, recorded across blocks including 19 and 21, where several parcels are partial lots described by the number of feet taken from a larger one. The housing runs from 1930s originals to custom homes of the 1970s with documented architect and builder provenance, on lots between roughly seven and nine thousand square feet. It is also within a short walk of Bradfield Elementary and Highland Park Village. This page covers what to check before making an offer.

Read the legal description, not the acreage
Appraisal district records here include descriptions such as the west 59.6 feet of a lot in block 21 — that is, a parcel carved from a larger platted lot rather than the whole of one.
Partial-lot descriptions are common in older Park Cities plats and they matter for three reasons: the frontage is narrower than the platted lot suggests, the buildable envelope under the city's setback and lot coverage rules is calculated on the actual parcel, and neighbouring properties on the same block may be materially different in size.
Take the legal description from the appraisal district record and the dimensions from a current survey. On this block pattern, the acreage figure in a listing is the least informative number available.
Two eras of houses, both with provenance worth establishing
Records in this pocket show a 1937 house of about 2,883 square feet on a 7,623 square foot lot, and a 1976 custom home of about 3,792 square feet on roughly 0.21 acres.
The 1976 house is described as originally designed by the architect Overton Shelmire and built by the Park Cities builder Cy Barcus — named provenance on a mid-century custom home, which is the kind of detail that supports value when it can be documented and is worth nothing when it cannot.
Where authorship is claimed, establish it. Where a 1930s original is in question, the condition and the quality of any renovation carry the value instead. Either way, a 1937 house and a 1976 custom home are not comparable sales for one another, and neither is comparable to a recent rebuild.
Sold prices here are published as ranges, not figures
Texas is a non-disclosure state, which means sale prices are not recorded publicly. On this street you can see the consequence directly: a recent sale appears in public sources as a price band rather than a number, alongside the figure the house was listed at.
Two things follow. Automated valuation estimates in this market are built without the single most important input, so treat them accordingly. And the way to know what a specific house is worth is a comparable analysis built from actual closed transactions available through the MLS, with explicit adjustments written down. The home value page covers how that differs from an estimate.
Check which Stratford Manor you are reading about
The name is used elsewhere in the Dallas-Fort Worth area, including in Collin County, so search results and neighbourhood statistics under this name frequently describe a different place.
Confirm the recorded subdivision and the city from the appraisal district record for the specific address, and disregard neighbourhood-level figures published under the name without a source.
Location
The pocket sits a short walk from Bradfield Elementary and from Highland Park Village, which is the practical appeal for many buyers here. Check the actual route and distance from the home you are considering, and note that University Boulevard carries more traffic than the interior streets.
Schools
Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Proximity to a campus is not assignment, and listing data sometimes misspells campus names.
Confirm the district and the specific elementary, intermediate, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation. The Highland Park ISD page covers the district.
What to check on the house
On a 1930s original, ask for records with dates covering roof age and any hail-related work, HVAC systems and how they were fitted into a house not designed for them, water heaters, foundation performance and repair history with documentation, plumbing and electrical including whether original materials remain and the panel capacity, windows and insulation, and the extent, date and permitting of any renovation.
On a 1970s custom home, the systems are typically on at least their second replacement cycle, and the questions shift to what has been replaced, when, and whether any original materials of that era remain in the plumbing or electrical. Ask specifically about any structural alterations and whether they were permitted.
Get an independent inspection in both cases, and on an architect-designed house use people who have worked on homes of that period.
What to verify before you offer
-
The recorded subdivision, block and lot from the appraisal district record, including whether the parcel is a partial lot.
-
A current survey showing true frontage, depth, boundaries and easements.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
The district and the exact campuses, confirmed with Highland Park ISD.
-
University Park's setbacks, height, lot coverage and tree rules for the parcel if you intend to build or extend.
-
Architect and builder provenance where it is claimed.
-
System ages, renovation history and permit status, documented.
Common questions
Why do some Stratford Manor parcels describe part of a lot?
Because parcels here were carved from larger platted lots — one record describes the west 59.6 feet of a lot in block 21. That affects frontage, the buildable envelope and how a property compares to its neighbours, so read the legal description and the survey rather than the acreage figure.
How old are the homes?
Records show 1930s originals alongside custom homes from the 1970s. A 1937 house of about 2,883 square feet and a 1976 custom home of about 3,792 square feet both sit in this pocket, so comparables have to match the era.
Are there architect-designed homes here?
Yes. One house is documented as designed by Overton Shelmire and built by Cy Barcus. Where authorship is claimed, establish it, since documented provenance supports value and an unsupported claim does not.
Why are sale prices shown as ranges?
Because Texas does not require sale prices to be disclosed publicly, so public sources show a band rather than a figure. That is also why automated valuation estimates are unreliable here, and why a comparable analysis from actual closed transactions is the way to establish value.
Is this the only Stratford Manor in the area?
No — the name is used elsewhere in the Dallas-Fort Worth area, including in Collin County. Confirm the recorded subdivision and city from the appraisal district record, and disregard unsourced neighbourhood statistics under the name.
Which schools serve Stratford Manor?
Highland Park ISD. Proximity is not assignment and listing data sometimes misspells campus names, so confirm the exact assignments for the address with the district.
Thinking about Stratford Manor?
Send what you are looking for — a 1930s original, a mid-century custom home, or a parcel to build on, plus frontage and lot size, your price range and your timeline — and you get back what is realistically available, with the legal description and parcel dimensions confirmed from the record, a comparable analysis built from closed transactions rather than an estimate, the taxing units pulled and the campus assignment confirmed with the district.
