Construction-Only Loan in Dallas For Custom Homes in Dallas
This type of loan is short-term and is usually issued for 12 months. It’s meant to cover only the actual construction period. At the end of the construction, Borrowers could cover the amount by paying cash or taking out a separate mortgage.
A lot of lenders do not offer this type of loan because with so many variables like the builder’s cooperation, getting approvals from local municipalities and more, these are considered higher-risk loans.
This means they’re harder to qualify for, and the interest rate will likely be higher than a traditional loan. In addition, if you decide to go this route, you’ll have to pay a second set of loan fees when you apply for a traditional mortgage.
Construction-to-Permanent Loan in Dallas For Custom Homes in Dallas
A construction-to-permanent loan changes from a construction-only loan to a traditional mortgage once the home is built. The loan allows the buyer to only deal with one round of application and paperwork, and have the benefit of easily transitioning to a mortgage upon the end of the home’s construction.

Do I need to insure the new home during construction when I am using a construction loan in Dallas?
Yes. mortgage providers generally require that you obtain a homeowner’s insurance policy with a Builder’s Risk rider/endorsement. This is to provide protection not necessarily related to construction and to assure there is no gap in coverage at completion.
Do I have to use all of the construction funds if I don’t need them if I am using a construction loan in Dallas?
No. The permanent loan balance will be reduced to reflect any remaining unused funds.
What makes up the Construction Loan Costs in Dallas?
There are a number of costs that go into building a new custom home in Dallas:
Land Value
You may purchase the land you have under contract at closing with proceeds from the Single Close Loan, or you may have already purchased the land and have a loan to be paid off with proceeds from the Single Close Loan. Or, you may own the land free and clear.
Soft Costs
Permit fees, engineering fees, architectural fees and other costs associated with building the home, but not directly part of the actual construction costs.
Hard Costs
The tangible costs associated with the actual construction of the home. This includes materials and labor costs.
Allowances
Sums included in the construction budget for items to be selected in the future, such as flooring, cabinetry.
Contingency Reserve
A reserve account covers unforeseen costs or upgrades in the construction of the home. An additional 10% of the construction costs will be established in a Contingency Account for cost-plus contracts. A Contingency Account is recommended on all contracts to cover change orders or upgrades. Differences between budget allowances and actual costs are usually handled through change orders.
Total Costs
The total cost consists of all of the above.
Lot Equity
If lot is owned by Borrower prior to loan application, the loan will be considered a refinance. The Loan-to-Value will be calculated from the requested loan as a percentage of the total appraised value of the lot plus improvements. In many cases the Lot Equity will reduce or eliminate the required down payment.
How Does the Construction Loan Process Work in Dallas?
The Single Close Loan process in Dallas is very similar to a standard purchase or refinance transaction. But unlike a purchase transaction for an existing home, the Single Close Construction Loan involves determining the value of a home that is not yet completed. To assist the appraiser and the lender in determining future value, information must be provided on the planned home, such as final plans and specifications and the total budget to complete the project.
Final Plans and Specifications
These consist of a legible set of architectural drawings, or building plans. They must include a floor plan showing all dimensions and outside elevations, along with drawings of the exterior. In addition, the builder should provide a detailed description of the materials to be used in construction of the home; for example, shingle or lightweight tile roofing; brick or stone exterior. This information will be provided to the appraiser who will determine value, subject to completion per plans and specifications.
Construction Contract
This is the agreement between you and the builder/contractor that details the planned construction project, the agreed upon cost and the construction term to complete the project. The final plans and specifications should be an attachment to the construction contract.
Detailed Line Item Cost Breakdown/Draw Schedule
This schedule is prepared by the builder/contractor and should include all costs associated with the construction. The total should match the Construction Contract total. The Draw Schedule is used to advance funds to the builder as work is completed.
Single Close Worksheet
This form is used to consolidate all the costs. The form is also used to determine the maximum loan amount available and funds needed for closing. Your loan officer will prepare the Single Close Worksheet for review and discussion.
Builder Profile
This form requires information that is supplied by the builder and is used solely for the benefit of lender to determine eligibility for our program. Selection of the builder is the exclusive, independent decision of the borrower.
What is a Typical Construction Timeline for a Construction Loan in Dallas?

New construction contracts can be complex so having your own representation will save you money, time and help to ensure your home is built well. Don't automatically use the lender the builder has "partnered" with for your loan. Sometimes, they have exceptional sounding incentives that sound too good to be true because they are. Always shop your mortgage. Rates vary and while a builder may appear to pay closing costs, sometimes the lender makes that loss up in a higher interest rate. Always shop!

Make sure you have a pre-drywall inspection and another inspection just a few days prior to closing. Most builders will be happy to fix anything that isn't up to code found in the inspection and the best time to do that is before the drywall covers up what's behind the walls. Have the inspector come back before your final walkthrough to make sure all the work was done correctly.

The model home is not what your home will look like. The model home is the shining example of what it would be like to build out a "fully loaded" home with all the important upgrades.

Research different builders. Check online and see what you can find out from other homeowners in a neighborhood. Check the Better Business Bureau as well. All builders are not the same.

Check to see what internet service and tv providers will be available. If you have a preference and that company won't service the homes, you will want to know this ahead of time.

Frequently there are options for you early in the process to choose between different styles of standard finishes and then even more that are upgraded levels of finishes. Know before you start what standard cabinets, granite, flooring and light fixtures will be in the house. There may be a design center for you to make your selections or even homes built by your builder in different communities you can visit and see yourself.
