Preston Place, University Park: What Buyers Should Know Before Touring
Preston Place is recorded in numbered sections along Shenandoah Street in University Park, with lots ranging from around seven thousand to over eleven thousand square feet and houses from 1929 originals of about two thousand square feet to rebuilds of more than five thousand. The lots are not uniform, the sections are recorded separately, and at least one home here was designed by a notable Dallas architect — all of which means the comparable you choose does more work than usual. This page covers what to check before making an offer.

Numbered sections and an amending plat
Appraisal district legal descriptions in this area read as Preston Place, Preston Place 3, Preston Place 03 and Preston Place 3 Amending, across blocks 2, 3, 4 and 5.
Those are related records rather than different neighbourhoods, but the variations matter in two ways. Searches and alerts set on one form will miss listings filed under another. And an amending plat means a lot was re-drawn after the original recording, so its dimensions and easements can differ from the parcels around it.
Take the recorded section, block and lot from the appraisal district record for any specific address, and read the legal description rather than relying on a portal's subdivision field.
The lots are not uniform
Records on Shenandoah Street show parcels of roughly 6,900, 7,144 and 11,304 square feet — the last described in its legal description as about 0.2595 acres on an amending plat.
That is a spread of more than four thousand square feet in land area within a few blocks, which is unusual in a Park Cities pocket and it is the first thing to establish when comparing two homes. A larger parcel changes what can be built, what outdoor space exists, and what the property is worth relative to its neighbours.
Take dimensions from the survey, and if you intend to extend or rebuild, establish University Park's setbacks, height, lot coverage and tree rules for that specific parcel with the city during the option period. The custom builders page covers who works at this level.
Houses from 1929 to recent rebuilds
Records in these blocks show homes of roughly 2,017 square feet built in 1929, 2,417, 2,476, 3,469, 3,514 and 4,387 square feet with a 1941 build among them, and 5,184 square feet at the larger end.
So the street holds original late-1920s and early-1940s houses alongside substantially larger homes. Comparable sales have to match build era, size and condition — a 1929 house of two thousand square feet and a five-thousand-square-foot rebuild are not comparable sales for one another even on the same block.
Architect-designed houses are part of the stock
At least one home here was designed by Charles S. Dilbeck, a Dallas architect whose work is recognised and sought in the Park Cities.
Where a house has documented architectural authorship, that is a value factor in its own right, and it changes the calculation between renovating and rebuilding. Establish authorship where it is claimed, and price the renovation route before assuming a teardown.
Automated valuations fail badly here, and you can see it
One portal currently displays, on the same page, an asking price for a Shenandoah Street house and its own automated estimate materially below that figure — alongside a year-on-year area change figure that is not plausible on any reading.
That is a useful illustration rather than a complaint. In a pocket with non-uniform lots, a century of build dates and few sales, automated models have very little to work from. Texas is also a non-disclosure state, so those models are not working from recorded sale prices to begin with.
Work from chosen comparable sales with explicit adjustments, written down. The home value page explains how a defensible analysis differs from an estimate.
What to check on an older house
On a home from the 1920s, 1930s or 1940s, ask for records with dates:
-
Roof age, and any claims or repairs following significant hail.
-
HVAC systems and install dates, and how they were fitted into a house not designed for them.
-
Water heaters.
-
Foundation performance and any repair history, with documentation and any transferable warranty.
-
Plumbing and electrical, including whether original materials remain and the panel capacity.
-
Windows, insulation and the extent and date of any renovation.
-
Whether work was done under permit and whether the permits were closed.
Get an independent inspection regardless of how the home presents, and on an architect-designed house, use an inspector and any contractors who have worked on period homes of that type.
Schools
Highland Park ISD serves University Park, Highland Park and a portion of the City of Dallas. Assignment follows the physical address and the district's attendance boundaries rather than the neighbourhood name, and campus assignments change.
Confirm the district and the specific elementary, intermediate, middle and high school assignments for the exact address with the district before making an offer. The Highland Park ISD page covers the district.
What to verify before you offer
-
The recorded section, block and lot from the appraisal district record, including whether the parcel sits on an amending plat.
-
A current survey showing true dimensions, boundaries and easements.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
The district and the exact campuses, confirmed with Highland Park ISD.
-
University Park's setbacks, height, lot coverage and tree rules for the parcel if you intend to build or extend.
-
System ages, renovation history and permit status, documented.
-
Architectural authorship where it is claimed, and what it implies for renovation versus rebuild.
Common questions
Why does the subdivision appear as Preston Place, Preston Place 3 and Preston Place 03?
Because the area is recorded in numbered sections, with an amending plat for part of it. They are related records, not different neighbourhoods. Search the variations, and take the authoritative version from the appraisal district record.
How big are the lots?
Records on Shenandoah Street show parcels from roughly 6,900 to over 11,300 square feet, the largest described as about 0.2595 acres on an amending plat. Lot size varies more here than in most Park Cities pockets, so compare specific parcels.
How old are the homes?
Original stock includes houses from 1929 and 1941, with substantially larger homes added since. Sizes in these blocks run from about two thousand to over five thousand square feet.
Are there architect-designed homes here?
Yes — at least one was designed by Charles S. Dilbeck. Documented authorship is a value factor and changes the renovate-versus-rebuild calculation, so establish it where it is claimed.
Why are portal estimates so far off in this neighbourhood?
Because the lots are not uniform, build dates span a century, sales are few, and Texas does not record sale prices publicly. One portal shows an automated estimate materially below the asking price on the same page, with an implausible area change figure beside it.
Which schools serve Preston Place?
Highland Park ISD. Assignment follows the address rather than the neighbourhood name, so confirm the exact campuses with the district.
