Reserve of Southlake is a neighborhood of roughly 25 custom estates in north Southlake, Texas, 76092, Tarrant County, on Carruth Lane, Bur Oak Drive and Live Oak Lane. Homes were built from about 2007 through 2016 on lots that start at a full acre and reach beyond two, with recorded parcels from 43,603 to 93,482 square feet. The homes are among the largest in the city, from roughly 5,200 to 8,900 square feet, and recent activity has run from the $3 millions into the $5 millions. A 6,955-square-foot home on Carruth Lane, remodeled in 2021, listed at $3,745,000, about $538 per square foot, and sold in December 2025. A 6,430-square-foot home on Live Oak Lane went pending at $3,350,000. A 7,764-square-foot home on Live Oak Lane has been offered at $5,000,000. Average price per square foot across current listings has run near $582.

Recorded sales include homes at 8,887 and 8,222 square feet on Bur Oak Drive and a 5,192-square-foot home, all on roughly acre lots. Published summaries citing a median sale near $1,955,000 reflect earlier transactions and understate the current market considerably. With about 25 homes and sales that are infrequent and highly individual, price a specific property from the closest matches rather than any neighborhood average. Lot sizes vary by more than double

Appraisal records show lots from 43,603 square feet, almost exactly one acre, up to 93,482 square feet, well over two. Most sit near an acre, but the spread at the top end is significant, and on an estate property the land is a meaningful share of the value. Confirm the recorded acreage and the plat for the specific address rather than relying on the neighborhood description, and ask what adjoins the rear boundary.

The neighborhood is still finishing

Homes here date from 2007 through 2016, and a vacant acre lot on Bur Oak Drive sold as land in June 2024. That means new construction can still occur next to an existing home, and it means build years vary widely across a small neighborhood. Ask which lots remain unbuilt, what the architectural guidelines require, and what is planned on any parcel near the home you are considering. It also means a 2007 home and a 2016 home sit on the same street, with different systems and finish expectations, so comparable selection has to account for build year alongside size.

No MUD or PID, and taxes are still substantial

Listing records for this subdivision note no special taxing entities, which means no municipal utility district or public improvement district assessment on top of the standard tax bill. That is worth confirming for the specific address, and it is a genuine advantage against newer master-planned communities elsewhere in the metroplex that carry those charges.

Listing records show annual dues in a range of roughly $1,150 to $1,600, with one record showing about $133 a month. Request the current assessment, what it covers, the architectural guidelines, recent budgets and the reserve position before making an offer, particularly given that construction may still be occurring in the neighborhood. Schools: Carroll ISD

The neighborhood is served by Carroll ISD. Carroll runs a multi-campus progression, an elementary campus, then an intermediate campus, then a middle school, then a ninth and tenth grade high school, and finally Carroll Senior High for eleventh and twelfth grade, and the district operates more than one chain of elementary, intermediate and middle campuses. That means "Carroll ISD" on a listing does not tell you which schools a child will attend before high school. What to check on an estate of this size

At 5,000 to 8,900 square feet, every system is duplicated several times over: multiple HVAC units, extensive roof area, long plumbing runs, complex electrical, plus pool, spa and outdoor kitchen equipment. Homes from 2007 through the early 2010s are reaching first replacements on some of those components, while later builds are not, so the answer differs by house. Add foundation performance, windows, irrigation across an acre, drainage and grading, and tree health near the structure. Reserve of Southlake sits in north Southlake, a short drive from Southlake Town Square for shopping and dining, with SH 114 carrying most traffic and the entrance to DFW International Airport nearby. Westlake, Trophy Club, Grapevine and Keller are all close, and both downtown Dallas and downtown Fort Worth are reachable. Drive your own commute at the hours you would travel before committing.

Comparing Reserve of Southlake with other options

At this price point the comparison set is small. The Enclave offers about ten estates on acre lots, Lakes of La Paloma is gated with waterfront lots, and Clariden Ranch and Laurelwood Park offer acre-plus land at lower price points. The buyer pool at $3 million and up is small, frequently relocating executives or buyers trading within the metroplex, and almost always represented.
