Estes Park is a master-planned neighborhood of roughly 178 to 190 homes in north Southlake, Texas, 76092, in Tarrant County, north of State Highway 114 off Dove Road. It was developed on half-acre, mostly wooded homesites: about 120 lots on the east side went to custom luxury builders working in an Olde World style, and the remaining 58 were later sold to Toll Brothers, which finished the neighborhood. Homes were built largely between 2004 and 2012 and typically run from about 4,000 to 6,500 square feet. The community includes roughly 15 acres of green space, a private lake and about two and a half miles of jogging trails, with Colorado street names throughout: Vail, Denver, Aspen Ridge, Beaver Creek. Custom side, Toll Brothers side: two different comparable sets
The neighborhood was built in two distinct phases. The east-side homesites went to custom builders, producing one-off homes where materials, layouts and finish levels vary house to house, with V. Patrick Gray among the builders named in listings. The remaining lots went to a national production builder that completed the community. Both are quality homes on half-acre lots in the same association, but they are not interchangeable for pricing: a custom home and a production home of the same square footage can justify different values, and the right comparable set respects that distinction. Ask which side of the neighborhood a home sits in and who built it.
What homes cost
Current listings have run from about $1,799,000 for a 4,224-square-foot home to $2,395,000 for one of 6,242 square feet, with closed prices in a range of roughly $1,894,500 to $3,300,000 and a median sale price near $2,095,000. Price per square foot has averaged in the range of about $371 to $409 depending on the source and period. Recent examples include a 5,585-square-foot custom home on Estes Park Drive listed at $2,095,000, about $375 per square foot, and homes on Aspen Ridge Drive and Beaver Creek Lane listed at $2,324,990 and $2,150,000.
For perspective on the trajectory, a 5,840-square-foot home here sold in 2018 after listing at $1,100,000 and now carries estimates near $2 million. Worth knowing before you buy: appraisal district market values recorded for several homes in Estes Park run meaningfully below third-party automated valuations for the same properties. One 4,323-square-foot home shows an appraisal district market value near $1.45 million against automated estimates of $1.57 to $1.63 million; a 5,804-square-foot home shows about $1.59 million against estimates of $2.10 to $2.13 million.
That gap matters in two directions. For a buyer, the tax bill is calculated from the appraised value, not the purchase price, so a purchase can trigger a reassessment in the following year and a higher bill than the seller was paying. Listing records for homes here show Carroll ISD, on the Tarrant County side of Southlake. Carroll runs a multi-campus progression, an elementary campus, then an intermediate campus, then a middle school, then a ninth and tenth grade high school, and finally Carroll Senior High for eleventh and twelfth grade. What to check before you buy
Homes from 2004 to 2012 at 4,000 to 6,500 square feet are reaching the point where first replacements come due, and at this scale those costs are substantial. Roof, multiple HVAC systems, water heaters, windows, foundation performance and pool equipment deserve close attention, along with the age and quality of any renovation. On wooded half-acre lots, add irrigation coverage, drainage and grading, and tree health near the structure. For homes backing to the lake, greenbelt or trail, check drainage, grading and current floodplain mapping.
