For a buyer, ask the build year for the specific home rather than assuming the neighborhood's. For a seller, a comparable from a different build year needs an honest adjustment. Lot sizes vary as well, from about 0.46 acre to 0.80, which is a meaningful difference on a street this small.

That gap is worth understanding before you buy: taxes are calculated from the appraised value, not from what the seller paid, so a purchase can trigger a reassessment and a bill meaningfully higher than the one the seller was carrying. Confirm the current assessed value, exemptions and combined rate for the specific address with the Tarrant Appraisal District, and budget for what the taxes become rather than what they are today.

Carroll runs a multi-campus progression, an elementary campus, then an intermediate campus, then a middle school, then a ninth and tenth grade high school, and finally Carroll Senior High for eleventh and twelfth grade, which catches relocating buyers off guard. Check the name before you compare anything
This subdivision appears in records as Miracle Point, while the association is recorded as Miracle Pointe, and some agent sites list it as Miracle Point Estates. All three refer to the same small development off South Kimball Avenue. If you are pulling a price, a school list or a sold comparable, confirm the address is on Miracle Point Drive rather than relying on the name alone.
What to check before you buy
Homes built in 2007 are now reaching first-replacement age on water heaters and HVAC components, with roofs following, while 2012 and 2013 homes are a few years behind that curve, so the answer differs by house. Foundation performance, windows, pool and spa equipment, and the age and quality of any renovation all belong on the inspection list.
