park place prosper homes for sale raltor.webp

Quick answer: Park Place is a gated new-construction community in Prosper, Texas, developed by Shaddock Development at the southeast corner of Prosper Trail and Teel. Two builders sell there: Shaddock Homes on 80-foot lots and Grand Homes in a gated section, with sales offices a block apart on Bluebell Lane. The community is zoned to Prosper ISD and sits across from the future Windsong Community Park. I'm Nitin Gupta, a Broker Associate with Competitive Edge Realty and 480+ closed DFW transactions, and there is one thing about this community I would settle before you tour either model.

Start here: the county question

The two builders selling in Park Place publish different counties.

Grand Homes states Denton County on its own community page. The listing data for the Shaddock Homes 80-foot lot program states Collin County. The two sales offices are addressed roughly a block apart on Bluebell Lane.

That is not necessarily an error by either of them. The Town of Prosper spans both Collin and Denton counties, and the Teel corridor is close to where that line runs. A single community can genuinely straddle it, with the answer changing lot by lot.

It matters more than almost anything else on this page. Your county determines which appraisal district values your home, which taxing units appear on your bill, where you file your homestead exemption, and where you protest your valuation. Two neighbors in the same community can be dealing with two different county offices for the life of the house.

So before you pick a lot: pull the taxing-unit list for that specific address from the appraisal district, and ask the title company for the tax certificate. Those two documents are the answer. A sales counselor's recollection, a builder brochure and a listing portal are all repeating something they did not verify for your lot.

The facts, and where the public sources disagree

  • Location: Prosper, TX 75078, at the southeast corner of Prosper Trail and Teel, near the Dallas North Tollway and US 380.

  • Developer: Shaddock Development. The community is gated.

  • Builders: Shaddock Homes and Grand Homes. Sales offices on Bluebell Lane, Shaddock at 3610 and Grand at 3560.

  • Shaddock Homes: 80-foot lots, approximately 16 buildable plans. Published square footage ranges differ across sources, running somewhere between roughly 2,700 and 4,988 square feet depending on which source you read, with 4 to 5 bedrooms.

  • Grand Homes: approximately 10 plans, roughly 2,377 to 5,589 square feet.

  • County: sources conflict. See above.

  • School district: Prosper ISD. Grand Homes names Bryant Elementary, Rushing Middle and Richland High. The Shaddock listing data names no schools.

  • Community features: gated entry, amenity center with resort-style pool, pickleball courts, walking trails, playground with gazebo, open park space, a natural creek border, and Mary's Park within the community. A community-wide bulk landscape maintenance contract is in place.

  • Across the road: the future Windsong Community Park, planned at 51 acres.

  • Pricing: moves, and the public sources are not current with each other. The developer's own earlier announcement and the builders' current published ranges differ materially. Get the current price sheet from each builder in writing.

Figures above are drawn from publicly published developer, builder and listing sources as of October 2026. This page is an independent buyer's guide. I am not affiliated with Shaddock Development, Shaddock Homes or Grand Homes, and nothing here is a builder advertisement.

Two builders, one community name

You can tour Shaddock and Grand from the same street and leave thinking you compared two floor plans inside one community. You compared two companies.

Different builders mean different purchase agreements, different deposit structures and when that money goes hard, different change-order pricing and approval, different warranty administration, and different conditions attached to any incentive. The plan comparison is the easy part. The contract comparison is the part that costs money after closing.

Shaddock is also worth understanding as a company before you sit down, because it operates more than one product line in DFW and they are run differently, with different contracts and different sales teams. See my Shaddock Homes buyer FAQ and Shaddock Homes incentives. For the general mechanics, see builder contracts in Texas and how to compare home builders in DFW.

One practical question to ask on your first visit: is the Shaddock 80-foot section inside the same gate as the Grand section, and does the gate cover every phase? "Gated community" is used loosely in new construction, and it is worth knowing exactly what the gate encloses, who maintains it, and what the HOA pays for it.

The 80-foot lot program

Eighty feet is a wide lot by current north Collin and Denton County standards, and it is the main reason buyers look at this Shaddock section specifically.

Width is what makes a plan work. It determines whether a three-car configuration fits and in what orientation, how much usable side yard you actually get, where a pool can physically sit, and what the rear setback leaves you to work with. The difference between a 60-foot and an 80-foot lot is not a line item, it is which homes you are allowed to build at all.

Tell me what you want in the back yard before you tell me which plan you like. A pool, a covered outdoor kitchen or a sport court will eliminate lots, and that constraint belongs at the start of the search rather than after you have fallen for an elevation.

Planned versus built: read the amenity list carefully

Park Place's published amenity list includes an amenity center with a resort-style pool, pickleball courts, walking trails, a playground with a gazebo, open park space and a creek border.

The developer's own earlier announcement described the amenity center with pool and pond as planned rather than complete, while builder marketing now presents the amenity package as a feature. Both can be true at different points in time, which is exactly why you ask.

So ask directly, and get the answer in writing: which amenities are built and open today, which are under construction with a date, and which are planned with no date. Then ask the same question about the 51-acre Windsong Community Park across the road, which is a genuinely significant adjacency if it gets built on schedule and a field if it does not. The town's parks and capital improvement records will tell you more than a site plan rendering will.

This is not a Park Place problem. It is a new-construction problem, and I cover it in buying in phase one of a master-planned community and how to choose a master-planned community in DFW.

The bulk landscape maintenance contract

Park Place carries a community-wide bulk landscape maintenance arrangement. That is unusual enough to be worth a close look, in both directions.

It raises the HOA line and lowers the Saturday line, and buying landscape maintenance at community scale is generally cheaper than buying it per household. For a buyer who travels, works long hours or has no interest in a mower, that is the appeal of the community rather than a footnote.

What I would confirm before signing: exactly what the contract covers and what it does not, whether it is optional or mandatory, how it is billed, what happens if the contract is renegotiated or the vendor changes, and what the HOA dues history looks like. Get the HOA documents and the resale certificate and read the budget rather than the brochure. See my MUD, PID and HOA FAQ.

Schools

Park Place is in Prosper ISD. Grand Homes names Bryant Elementary, Rushing Middle and Richland High for its section. The Shaddock listing data names no schools at all.

I do not rate or compare school districts. What I do is confirm the attendance assignment for your specific lot address with Prosper ISD in writing before you sign. Prosper ISD is growing and opening campuses, which means boundaries get redrawn, and a builder page, a listing portal and a school-rating app are all repeating information that can be out of date by the time you close. In a community where the two builders do not even publish the same county, that verification is not optional.

Property taxes and special districts

A Municipal Utility District generally exists because land sits outside city limits in the extraterritorial jurisdiction, so there are no city taxes and no city services, and the district funds the infrastructure instead. A residential Public Improvement District generally sits inside city limits, so city services continue and the assessment sits on top of the tax bill. It is a jurisdiction distinction with a cost consequence, not the other way around.

The Town of Prosper does not operate residential PIDs, so a Prosper address generally will not carry one. That is a fact about which side of a municipal line the dirt sits on rather than a concession anyone negotiated for you. Confirm it per lot anyway, using the same two documents that settle the county question: the taxing-unit list from the appraisal district and the tax certificate from the title company.

Then budget from the whole number rather than principal and interest. Your monthly cost includes the tax escrow, insurance, HOA dues including the landscape arrangement, and any mortgage insurance. Background in my MUD versus PID guide and DFW property tax rates by suburb. For your own situation, talk to a tax advisor and confirm rates with the appraisal district that actually covers your lot.

Location and the commute test

Prosper Trail and Teel puts you in western Prosper, with the Dallas North Tollway as the main route south toward Legacy and Downtown Dallas, and US 380 running east and west.

Drive the commute before you commit to a floor plan. Not what the mapping app says at two in the afternoon. Drive it on a weekday at the hour you would actually make it, in both directions, and do it before your option period starts rather than during it. In this part of the metro the gap between the posted drive time and the real one eliminates more communities than price does. Start with DFW commute times, then go drive it yourself.

How Park Place compares in Prosper

Park Place trades master-plan scale for a gate, wide lots and an included landscape arrangement. The large Prosper master plans trade that for bigger amenity packages, longer trail systems and more builders to compare inside one community. Neither is better. They suit different buyers, and the honest question is which trade you want.

Your Prosper comparison set probably includes Star Trail, Windsong Ranch, Legacy Gardens and Lakes at Legacy. If you want a smaller community with walkable retail instead of a gate, see StarView. If you are looking at the Brookhollow master plan on the other side of town, see Wandering Creek at Brookhollow, Lakewood at Brookhollow and Dominion at Brookhollow.

Wider context in Prosper real estate and things to know before moving to Prosper.

Register me before your first sales office visit

This is the most common and most expensive mistake relocating buyers make, and it happens before anyone signs anything.

Builders maintain policies governing when a buyer's agent must be disclosed, and those policies generally require disclosure at or before your first visit. There is a window, and when it closes you may lose the ability to have an agent on the transaction at all. With two builders in Park Place, this applies twice over: registering with one does not register you with the other.

In Texas we will also sign a written representation agreement before I show you anything. That is how the law works now, and it protects you as much as it does me. How I am compensated in a builder transaction is disclosed in writing before you tour, and we cover it on our first call rather than at the contract table. See buyer representation agreements in Texas.

And the people at both sales desks are good at their jobs, know their product cold, and work for their builder. That is not a criticism, it is the job description. They represent the other side of your transaction.

What I handle on a Park Place purchase

The list price is rarely where the movement is on a new build. Where there is room depends on the builder, the section, the specific home and where that phase sits in its sell-out, and with two builders competing inside one gate the picture is different from a single-builder community. Knowing where to look is the work, and it is a conversation rather than a web page.

What I will tell you here is what I check on every new-construction file: the deposit structure and when the money goes hard, how the contract treats price adjustment and completion timing, how change orders get priced and approved, who administers the warranty and what it actually covers, what conditions attach to any incentive, and what a financing incentive tied to the builder's affiliated lender costs you in rate or fees against an outside quote. On that last one, read should you use the builder's preferred lender before you accept anything, and get an outside quote to compare.

The inspections are yours to schedule, and a municipal inspection is not the same thing as someone working for you. Pre-drywall has the shortest window and the highest stakes. See the pre-drywall inspection guide and the new construction walkthrough checklist. Before you sign, read deposits on a Texas builder contract and what a Texas new home warranty actually covers.

For the full process, see the DFW new construction buyer guide and the new construction buyer FAQ.

Buying from out of state

Most of my Prosper conversations start with someone in another state working out whether Prosper is even the right answer. That is the right order, and narrowing the location is the part I do.

I shoot video walkthroughs of communities and model homes so you can shorten the list before booking a flight. My YouTube channel carries community and model tours across Prosper, Frisco, McKinney and the rest of north DFW. The process is in buying new construction in DFW from out of state and the DFW relocation buyer's guide.

Park Place Prosper: buyer questions

Who builds at Park Place in Prosper?

Shaddock Homes and Grand Homes, in a community developed by Shaddock Development. Shaddock Homes sells an 80-foot lot program and Grand Homes sells a gated section, with sales offices on Bluebell Lane. Confirm which builder you are contracting with before you get attached to a plan, because the purchase agreement, warranty administration and incentive conditions all change with the builder.

Is Park Place in Collin County or Denton County?

The builders publish different answers. Grand Homes states Denton County on its community page while the Shaddock 80-foot lot listing data states Collin County. The Town of Prosper spans both counties and the Teel corridor sits near that line, so a community can genuinely straddle it. Settle it for your specific lot by pulling the taxing-unit list from the appraisal district and requesting the tax certificate from the title company. Your county determines your appraisal district, your tax bill, your homestead filing and your protest process.

Is Park Place gated?

Yes, Park Place is marketed as a gated community, and Grand Homes describes its section as gated with secure entry. Ask on your first visit exactly what the gate encloses, whether every phase and both builders' sections sit inside it, who maintains it and how the HOA funds it.

How much do homes cost at Park Place?

Published figures move and the public sources are not current with one another. The developer's earlier announcement and the builders' current published ranges differ materially, and the two builders occupy different price bands. Request the current price sheet from each builder in writing rather than relying on an aggregator. Your actual number depends on the lot, the structural options and the finish level.

What school district is Park Place in?

Prosper ISD. Grand Homes names Bryant Elementary, Rushing Middle and Richland High for its section, and the Shaddock listing data names no schools. Confirm the attendance assignment for your specific lot address with Prosper ISD in writing before you sign, since boundaries change as the district opens campuses.

Is there a MUD or PID at Park Place?

The Town of Prosper does not operate residential PIDs, so a Prosper address generally will not carry one. Confirm it per lot using the taxing-unit list from the appraisal district and the tax certificate from the title company, which is the same step that settles the county question. See my MUD versus PID guide.

Are the Park Place amenities built yet?

Ask and get it in writing. The developer's earlier announcement described the amenity center with pool and pond as planned, while current builder marketing presents the amenity package as a feature. Ask which amenities are open today, which are under construction with a date and which are planned with no date, and ask the same about the 51-acre Windsong Community Park across the road.

Do I need my own agent to buy at Park Place?

You are not required to have one. You will be sitting across from someone who works for the builder either way, and a builder contract is not the standard TREC resale form. Register your agent at or before your first sales office visit, and note that with two builders here, registering with one does not register you with the other. In Texas you will also sign a written representation agreement before touring. See the questions I would ask any buyer's agent, including me.

Touring Park Place? Let's talk first.

Send me four things and I will come back with something useful instead of a brochure:

  1. Your move-in date, or the date you need to be working

  2. Which communities you are touring, and whether you have already visited either Park Place sales office

  3. Where you will be commuting to, and how often

  4. Your price range, and whether you are leaning Shaddock or Grand

If you have already visited either model, say which one and when. It changes what is possible, and I would rather know on the first call than at the contract table.
