Pecan Hill is a small new-construction community of about 64 homes on the west side of Lake Forest Drive near Preserve Drive in north McKinney, Texas, 75071, built by First Texas Homes. Sales opened in late 2025 with the first residents moving in that year. Homes run from roughly 1,924 to 3,744 square feet with three to five bedrooms and two and a half to four and a half baths across eight or nine floor plans in one and two-story designs, with published pricing from the mid $560,000s into the high $700,000s. The builder publishes a tax rate of about 1.75 to 1.77 percent and annual HOA dues of $1,080, and lists the school district as McKinney ISD. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across McKinney. Call 469-269-6541 or contact Nitin to start with a conversation.

A McKinney address that is actually McKinney ISD

That sounds like a strange thing to highlight until you look at the rest of the corridor. Several McKinney-addressed communities nearby are zoned to other districts: Prosper ISD at some, Melissa ISD at others, Princeton ISD at another. Pecan Hill is McKinney ISD, with First Texas Homes listing Minshew Elementary and Jack Cockrill Middle School for its Harwood section.

For a buyer who specifically wants McKinney ISD, that matters, and it is not something to assume from the address anywhere in this part of the county. Confirm the assigned elementary, middle and high school campuses for the specific lot with the district in writing before signing a builder contract. Compare districts with the DFW school district ratings guide.

The tax rate and assessments are published, which is unusual

First Texas Homes publishes a community tax rate of about 1.75 to 1.77 percent along with annual HOA dues of $1,080, and at least one agent source states the community carries no PID. Most builders in this corridor publish neither figure, so having them stated up front is genuinely useful.

Use them as a starting point rather than a final answer. Confirm with the Collin Central Appraisal District which entities tax the specific lot, what the combined rate is, and whether any municipal utility district or public improvement district assessment applies. A rate in the mid 1.7 percent range is consistent with no special district, and against nearby communities published above 2.7 percent that difference is substantial: on a $650,000 home, a one-point gap is roughly $540 a month. Read the MUD vs. PID guide and the HOA resale certificate guide.

The homes

First Texas Homes offers eight to nine plans here in one and two-story designs. Published plan pricing has included the Inwood at about $564,950 for 2,122 square feet, the Mockingbird at about $568,950 for 2,172, the Caroline at about $589,950 for 2,683, the Cooper at about $669,950 for 3,200, the Columbia and Normandy at about $679,950 for 3,366 and 3,519, and the Princeton at about $699,950 for 3,502 square feet. Quick move-in homes on Branching Brook Drive and Legacy Grove Drive have been published between roughly $665,000 and $797,000.

Two-car garages are standard across the published plans, which is worth noting if a third bay matters to you. Streets include Branching Brook Drive, Legacy Grove Drive, Midnight Trail and Dove Chase Lane, with the sales center on Fountain Park Drive.

Sixty-four homes is small, and that cuts both ways

A community of this size feels different from a 1,400-lot master plan: fewer neighbors, a shorter build-out and less construction traffic over a shorter period. It also means a limited amenity package compared with the large communities nearby, and it means resale comparables will be scarce for years, since only a handful of homes will trade annually.

Practically, a buyer here should compare against both the small-community alternatives and the nearby master plans, and a seller later should expect the comparable set to extend beyond the neighborhood. Ask how many homes remain to be built and what the construction schedule looks like on the lots around the one you are considering.

Check which Pecan Hill you are looking at

First Texas Homes markets both Pecan Hill and a separate Pecan Hill - Harwood offering, with different published size and price ranges, and one source describes the Harwood product as including townhomes alongside single-family homes. The two share a sales center. Before comparing prices or plans, confirm which of the two a listing refers to, since the ranges differ.

Buying new construction here

The builder's sales representative works for the builder, not for you. A new home means a builder contract rather than the standard Texas promulgated form, with the builder's own terms on deposits, construction timelines, change orders, allowances and what happens if the build runs long.

Lot position is the decision you cannot revisit: what backs the lot, how close it sits to Lake Forest Drive, and what is planned on the parcels around it. In a 64-home community, ask specifically which lots remain and in what order they will be built. Read who represents you at a Texas model home and learn how new construction buyer representation works. Compare builders in the DFW builder guides.

Location

Pecan Hill sits in north McKinney on the west side of Lake Forest Drive near Preserve Drive, with US-75 serving the area and historic downtown McKinney a short drive for shops, restaurants and events. McKinney's parks and trail system are close, and the SH 121 corridor puts Allen, Plano and Frisco within reach. Drive your own commute at the hours you would travel before committing.

Comparing Pecan Hill with other McKinney options

Within McKinney ISD, Painted Tree offers roughly 1,100 acres with extensive trails and no MUD or PID, and Trinity Falls is a large master plan with a MUD. For buyers who would trade districts, Highland Lakes, Aster Park and Eliana are McKinney-addressed communities in Prosper ISD at overlapping price points, and Craig Ranch spans two districts. What distinguishes Pecan Hill is its small scale, a published tax rate and McKinney ISD. See top DFW master-planned communities.

Selling a home in Pecan Hill

While the builder is still selling, resales compete with new inventory in the same community, often with incentives attached. Once build-out finishes, the challenge reverses: with 64 homes, your listing will usually be the only one, and buyers will compare it against new construction elsewhere in north McKinney. Pricing should come from the closest plan matches here plus comparable new and nearly-new homes nearby, and the listing should state the McKinney ISD assignment and the tax and HOA figures plainly. See the seller marketing plan and seller services, or learn about landlord leasing services if you plan to rent the home out.
