DFW residential real estate » Best Dallas suburbs » Prosper » Neighborhoods » Prosper Ridge in Prosper, TX: A Buyer's Guide to Southgate Homes on 80-Foot Lots

Quick answer: Prosper Ridge is a small Southgate Homes enclave at the corner of Prosper Trail and Legacy Drive in Prosper, Texas, built on 80-foot home sites. It is planned at roughly 32 homesites, which makes it one of the smallest new-construction communities in Prosper and a fundamentally different product from the big master plans nearby. I'm Nitin Gupta, a Broker Associate with Competitive Edge Realty and 480+ closed DFW transactions, and there are two things I would settle before you drive out there.

First: almost every public figure on this community is disputed
I checked the major public listing sources against each other before writing this page. They do not agree on much.

One lists the price range opening in the eight hundreds; another says the community starts in the high six hundreds. One publishes a minimum square footage near 3,900; another publishes a range starting around 3,000. They differ on bedroom counts and bathroom counts. One lists the minimum lot as "80 square feet," which is plainly a typo for the 80-foot width. One carries a page title placing the community in Allen rather than Prosper.

And they disagree on the county, which is the one that actually costs money. More on that next.
None of this means the community is a problem. It means the aggregators are copying each other and nobody is checking. On a 32-homesite enclave there is not enough public data for errors to get caught by volume. The practical consequence for you: get the price sheet, the plan list and the square footage directly from Southgate Homes in writing, and treat every portal figure as a starting point for a question rather than a fact.

Second: the county question
One major listing source files Prosper Ridge under Collin County. Another files it under Denton County.
That is not necessarily an error by either. The Town of Prosper spans both counties, and the line runs through the western part of town near where Prosper Ridge sits. A community in this corridor can genuinely fall on either side, and in some communities the answer changes lot by lot.
It matters more than anything else on this page. Your county determines which appraisal district values your home, which taxing units land on your bill, where you file your homestead exemption and where you protest your valuation. Get it wrong in your planning and the tax number you budgeted against is the wrong number.

Settle it before you pick a lot. Pull the taxing-unit list for the specific address from the appraisal district, and ask the title company for the tax certificate. Those two documents are the answer. A sales counselor's recollection, a builder brochure and a listing portal are all repeating something nobody verified for your lot.

The facts, as published
-
Location: corner of Prosper Trail and Legacy Drive, Prosper, TX 75078, near US 380 and the Dallas North Tollway.
-
Builder: Southgate Homes. An offsite sales office is listed on Partridge Road in Prosper.
-
Scale: approximately 32 homesites.
-
Lots: 80-foot home sites.
-
Homes: published square footage ranges vary by source, broadly in the three-thousands to the high four-thousands, with four to five bedrooms typical.
-
County: sources conflict between Collin and Denton. Verify per lot.
-
Schools: one listing source names Joyce Hall Elementary, Moseley Middle and Prosper High, with its own disclaimer that the community may not sit in those attendance zones. No source names the district on the community page itself.
-
Amenities: no community amenity package is listed by any public source. See below, because this is a feature rather than an omission.
-
Pricing: published ranges differ materially between sources. Request the current price sheet from Southgate in writing.

Figures above are drawn from publicly published builder and listing sources as of October 2026, and those sources conflict. This page is an independent buyer's guide. I am not affiliated with Southgate Homes and nothing here is a builder advertisement.

Thirty-two homesites is the whole story
Prosper's better-known communities run to thousands of homes with amenity centers, lagoons, trail networks and ten-year build-out schedules. Prosper Ridge plans roughly 32 homes on 80-foot lots.
That is not a smaller version of the same thing. It is a different product.

What you get: no amenity center to fund, likely lower HOA dues than an amenity-heavy community, no multi-year construction phase moving around you, and a finished street in a reasonable timeframe rather than a decade of dirt. On an 80-foot lot at this scale, you are buying the lot and the location rather than the lifestyle package.

What you give up: there is no pool, no clubhouse, no trail system and no pickleball court, because 32 households cannot fund them. If you want the resort amenity experience, this is the wrong community and no amount of lot width will fix that. Prosper's town parks are nearby, but a public park and a private amenity center are different things with different access, different maintenance and different crowds.
Ask yourself honestly which one you are buying. I have watched buyers choose a small enclave for the lot and the price, then spend two years missing the pool their friends have. I have also watched buyers pay amenity dues for a decade and use the clubhouse twice.

Scarcity is real here, and it is also a sales tool
In a 2,000-home master plan there is always another phase. At 32 homesites there is not.

Both things are true at once: the lot you want may genuinely never come back, and that same fact is the most effective pressure available to a sales office. Separate them. Urgency that comes from the math is worth responding to. Urgency that comes from the desk is worth sleeping on.

What I look at on every lot before a client writes: what backs up to it and what is planned to back up to it, which direction the rear elevation faces and what that does to a west-facing patio in a Texas August, how the grade and drainage run, where the lot sits relative to Prosper Trail and Legacy Drive and what the traffic on those roads is projected to become, and whether the site will physically take the pool you are picturing. Lot selection is the one decision in new construction with no remedy. You can change the countertops. You cannot move the house.

More in buying in phase one of a master-planned community and how to choose a master-planned community in DFW.

The 80-foot lot
Eighty feet is wide by current north Prosper standards, and on a small enclave it is the main thing you are paying for.

Width determines whether a three-car configuration fits and in what orientation, how much genuinely usable side yard you get, where a pool can physically sit, and what the rear setback leaves you. The difference between a 60-foot and an 80-foot lot is not a line item on an options sheet, it is which homes you are permitted to build at all.

So tell me what you want in the back yard before you tell me which plan you like. A pool, a covered outdoor kitchen or a sport court will eliminate lots, and on 32 homesites that constraint belongs at the very front of the conversation.

Schools
One listing source names Joyce Hall Elementary, Moseley Middle and Prosper High for Prosper Ridge, and attaches its own disclaimer that the community may not sit in those attendance zones. No public community page states the district outright.

I do not rate or compare school districts. What I do is confirm the attendance assignment for your specific lot address with the district in writing before you sign. Prosper ISD is growing and opening campuses, which means boundaries move. In a community where the public sources cannot agree on the county, the price or the square footage, treating their school data as settled would be a mistake.

Property taxes and special districts
A Municipal Utility District generally exists because land sits outside city limits in the extraterritorial jurisdiction, so there are no city taxes and no city services, and the district funds the infrastructure instead. A residential Public Improvement District generally sits inside city limits, so city services continue and the assessment sits on top of the tax bill. It is a jurisdiction distinction with a cost consequence, not the reverse.

The Town of Prosper does not operate residential PIDs, so a Prosper address generally will not carry one. That is a fact about which side of a municipal line the dirt sits on rather than a concession anyone negotiated for you. Confirm it per lot anyway, with the same two documents that settle the county question: the taxing-unit list from the appraisal district and the tax certificate from the title company.
Then budget from the whole number rather than principal and interest. Your monthly cost includes the tax escrow, insurance, HOA dues and any mortgage insurance. On a small enclave the HOA line is worth asking about specifically, because a community of 32 households has a thin budget and less margin for a special assessment than a community of two thousand. Get the HOA documents and the resale certificate and read the budget, not the brochure. Background in my MUD versus PID guide, the MUD, PID and HOA FAQ and DFW property tax rates by suburb. For your own numbers, talk to a tax advisor and confirm rates with the appraisal district that actually covers your lot.

Location and the commute test
Prosper Trail and Legacy Drive puts you in Prosper with US 380 running east and west and the Dallas North Tollway as the main route south toward the Legacy and Downtown Dallas job centers.
Drive the commute before you commit to a floor plan. Not what the mapping app says at two in the afternoon. Drive it on a weekday at the hour you would actually make it, in both directions, and do it before your option period starts rather than during it. In north Collin and Denton counties the gap between the posted drive time and the real one eliminates more communities than price does. Start with DFW commute times, then go drive it.

Also look at what Prosper Trail and Legacy Drive are planned to become. A corner lot on a road scheduled for widening is a different purchase from the same lot today, and the town's capital improvement records will tell you more than a site plan rendering will.

How Prosper Ridge compares
The honest framing is not better or worse, it is which trade you want.
Prosper Ridge trades amenities and scale for lot width, a short build-out and a quiet street. If you want a pool, a clubhouse and a trail network, look at Star Trail, Windsong Ranch, Legacy Gardens or Lakes at Legacy instead.

If you like the smaller-community idea but want some amenity and some walkability, compare StarView, which is larger with a lake and included lawn maintenance, and Park Place, which is gated with an amenity package and also sells 80-foot lots. For the Brookhollow master plan on the other side of town, see Wandering Creek at Brookhollow, Lakewood at Brookhollow and Dominion at Brookhollow.
Wider context in Prosper real estate and things to know before moving to Prosper.

Register me before your first sales office visit
This is the most common and most expensive mistake relocating buyers make, and it happens before anyone signs anything.

Builders maintain policies governing when a buyer's agent must be disclosed, and those policies generally require disclosure at or before your first visit. There is a window, and when it closes you may lose the ability to have an agent on the transaction at all. Note that Prosper Ridge is sold from an offsite sales office, so "first visit" may mean an appointment somewhere else entirely. Register before you make it.

In Texas we will also sign a written representation agreement before I show you anything. That is how the law works now, and it protects you as much as it does me. How I am compensated in a builder transaction is disclosed in writing before you tour, and we cover it on our first call rather than at the contract table. See buyer representation agreements in Texas.

And the person at the sales desk is good at their job, knows the product cold and works for the builder. That is not a criticism. It is the job description. They represent the other side of your transaction.

What I handle on a Prosper Ridge purchase
The list price is rarely where the movement is on a new build. Where there is room depends on the builder, the specific home and where the community sits in its sell-out, and on a 32-homesite enclave that calculus is different from a community with another phase coming. Knowing where to look is the work, and it is a conversation rather than a web page.

What I will tell you here is what I check on every new-construction file: the deposit structure and when the money goes hard, how the contract treats price adjustment and completion timing, how change orders get priced and approved, who administers the warranty and what it actually covers, what conditions attach to any incentive, and what a financing incentive tied to the builder's affiliated lender costs you in rate or fees against an outside quote. On that last one, read should you use the builder's preferred lender and get an outside quote before accepting anything. See also Southgate Homes incentives and builder contracts in Texas.

The inspections are yours to schedule, and a municipal inspection is not the same thing as someone working for you. Pre-drywall has the shortest window and the highest stakes. See the pre-drywall inspection guide and the new construction walkthrough checklist. Before you sign, read deposits on a Texas builder contract and what a Texas new home warranty actually covers.

Buying from out of state
Most of my Prosper conversations start with someone in another state working out whether Prosper is even the right answer. That is the right order, and narrowing the location is the part I do.
I shoot video walkthroughs of communities and model homes so you can shorten the list before booking a flight. My YouTube channel carries community and model tours across Prosper, Frisco, McKinney and the rest of north DFW. The process is covered in buying new construction in DFW from out of state and the DFW relocation buyer's guide.

Prosper Ridge: buyer questions
Who builds Prosper Ridge?
Southgate Homes. Prosper Ridge is a single-builder community at the corner of Prosper Trail and Legacy Drive, sold from an offsite sales office in Prosper.
How big is Prosper Ridge?
Approximately 32 homesites, which makes it one of the smallest new-construction communities in Prosper. The practical consequence is that lot inventory is genuinely finite and there is no later phase to wait for, so lot selection carries more weight here than in a large master plan.
Is Prosper Ridge in Collin County or Denton County?
Public sources conflict. One files the community under Collin County and another under Denton County. The Town of Prosper spans both and the line runs near this corridor. Settle it for your specific lot by pulling the taxing-unit list from the appraisal district and requesting the tax certificate from the title company, because county determines your appraisal district, tax bill, homestead filing and protest process.
How much do homes cost at Prosper Ridge?
The public listing sources disagree materially, with one opening the range several hundred thousand below the other. Square footage and bedroom counts differ between sources too. Request the current price sheet and plan list directly from Southgate Homes in writing rather than relying on an aggregator.
What are the lot sizes at Prosper Ridge?
Eighty-foot home sites. Note that one listing portal currently publishes a minimum lot size of "80 square feet," which is a typo for the 80-foot width and a useful illustration of why these figures need confirming at the source.
Does Prosper Ridge have a pool or amenity center?
No community amenity package is listed by any public source. At roughly 32 households there is not a budget to fund one. If a pool, clubhouse or trail system matters to you, this is the wrong community, and that is a straightforward fit question rather than a criticism.
What school district is Prosper Ridge in?
One listing source names Joyce Hall Elementary, Moseley Middle and Prosper High while carrying its own disclaimer that the community may not be in those attendance zones, and no public community page states the district outright. Confirm the assignment for your specific lot address with the district in writing before you sign.
Is there a MUD or PID at Prosper Ridge?
The Town of Prosper does not operate residential PIDs, so a Prosper address generally will not carry one. Confirm it per lot using the taxing-unit list from the appraisal district and the tax certificate from the title company, which is the same step that settles the county question. See my MUD versus PID guide.

Touring Prosper Ridge? Let's talk first.
Send me four things and I will come back with something useful instead of a brochure:
-
Your move-in date, or the date you need to be working
-
Which communities you are touring, and whether you have already contacted the Southgate sales office
-
Where you will be commuting to, and how often
-
Your price range, and whether an amenity center matters to you or you would rather not pay for one
That last question decides more than people expect, and on a 32-homesite community it decides whether Prosper Ridge belongs on your list at all.
