Ridgeline is a master-planned community in McKinney, Texas, 75071, in McKinney ISD, with seven builders active across product types that run from townhomes to large estate homes. Published pricing spans roughly $424,990 to about $1,157,000, which is the widest range of any new-construction community in the city, and the community is tagged as a golf course community with a lap and exercise pool and a playground. Streets include Vitality Drive, Yampa Drive and Vineland Drive. Scott Morgan Johnson Middle School is named among the assigned campuses. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across McKinney. Call 469-269-6541 or contact Nitin to start with a conversation.

McKinney ISD, which is not a given in this corridor
Every builder marketing Ridgeline lists McKinney Independent School District, with Scott Morgan Johnson Middle School named among the campuses. That is worth stating plainly, because several McKinney-addressed communities within a few miles are zoned to Prosper ISD, Melissa ISD or Princeton ISD instead.

Confirm the assigned elementary, middle and high school campuses for the specific lot with the district in writing before signing a builder contract, since McKinney ISD adjusts boundaries as the city grows. Compare districts with the DFW school district ratings guide.

Seven builders, and the bands run from townhomes to estates
-
David Weekley Homes, Ridgeline Towns: townhomes from about 1,986 to 2,293 square feet, published from roughly $424,990, with listed ranges around $446,000 to $464,000.
-
Drees Custom Homes, Ridgeline Towns: townhomes from about 2,069 to 2,455 square feet, published from roughly $450,000 to $459,900, with quick move-ins on Yampa Drive from about $484,990 to $549,990.
-
David Weekley Homes, single family: published from about $516,990 across nine plans.
-
Highland Homes, 50-foot lots: published from about $534,990, with plans including a 2,498-square-foot design near $585,990.
-
Perry Homes: published from about $642,900 across eighteen plans.
-
Grand Homes: published from about $741,900 across ten plans.
-
Shaddock Homes: about 2,586 to 4,412 square feet, published from roughly $849,000 to $859,000 across thirteen plans.
-
Highland Homes, 70-foot lots: published from about $963,990, with plans from 3,208 to 4,089 square feet reaching above $1,090,990.

That is effectively four or five different neighborhoods under one name. A townhome buyer at $450,000 and an estate buyer at $1 million are both shopping "Ridgeline," and almost nothing they compare will overlap. Decide the product type and lot width first, then the builder, then the plan. Compare builders in the DFW builder guides.

Townhomes are a different purchase
Two builders are selling attached product here, which is unusual in a McKinney master plan and worth understanding before you buy. A townhome typically carries a higher monthly assessment covering exterior or common-area maintenance, different insurance requirements, shared walls and different resale behavior from a detached home.

Ask specifically what the townhome association maintains versus what you maintain, how it is insured, what the assessment is and how it has moved, and whether lenders treat the project as warrantable, which affects financing options for you and for your eventual buyer. Read about the Texas HOA resale certificate and what it discloses.

What is not published, and what to establish before signing
Unlike some nearby communities, Ridgeline's HOA assessments and tax rate are not consistently published across builder and portal pages, and with multiple product types there is almost certainly more than one assessment structure.

Before signing, establish for the specific lot: the full list of taxing entities and the combined rate, whether any municipal utility district or public improvement district assessment applies and for how long, the master association assessment, any sub-association or townhome assessment, and what each covers. In this corridor the gap between communities with and without a special district runs close to a full percentage point, which on a $700,000 home is roughly $580 a month. Read the MUD vs. PID guide.

Amenities and the golf reference
Listing data tags Ridgeline as a golf course community and lists a lap or exercise pool and a community playground. Confirm directly what that means for a specific home: whether any course is inside the community or simply nearby, whether membership or play access is included in any way, and which amenities are open today versus still under construction. A golf reference in a listing field is not the same as deeded access, and in a community still building, amenity timelines belong in writing.

Buying new construction here
The builder's sales representative works for the builder, not for you, and with seven builders in one community that matters: each writes its own contract with its own terms on deposits, construction timelines, change orders, allowances and delays. Comparing homes here means comparing contracts as well as floor plans.

Lot position is the decision you cannot revisit: what backs the lot, how close it sits to the amenity area or a main road, which phases remain unbuilt, and which builder's product will go up next door, since adjacent price points vary widely in this community. Read who represents you at a Texas model home and learn how new construction buyer representation works.

A note on listing data for this community
At least one listing source files a Ridgeline townhome offering under a Prosper ZIP code rather than McKinney's, and builder pages show different starting prices for the same product depending on the site and the date. Published figures here move, so treat any number you find, including the ones on this page, as a starting point to verify with the builder rather than a quote.

Location
Ridgeline sits in north McKinney with US-75 serving the area and historic downtown McKinney a short drive for shops, restaurants and events, alongside McKinney's parks and trail system. The SH 121 corridor puts Allen, Plano and Frisco within reach. Drive your own commute at the hours you would travel before committing.

Comparing Ridgeline with other McKinney communities
Within McKinney ISD, Painted Tree offers roughly 1,100 acres with extensive trails and no MUD or PID, Trinity Falls is a large master plan with a MUD, and Pecan Hill is a 64-home community with a published tax rate near 1.76 percent. For buyers who would consider another district, Highland Lakes, Aster Park and Eliana are McKinney-addressed Prosper ISD communities. What distinguishes Ridgeline is the sheer range of product under one name. See top DFW master-planned communities.

Selling a home in Ridgeline
For years, resales here will compete with seven builders' inventory in the same community, often with incentives attached. Pricing has to work from the same builder, product type and lot width rather than a community figure spanning $425,000 to $1.15 million, which would mislead badly in either direction. State the product type, the builder, the lot width and the McKinney ISD assignment plainly in the listing. See the seller marketing plan and seller services, or learn about landlord leasing services if you plan to rent the home out.
