park place prosper homes for sale raltor.webp

Quick answer: Montclair is a small gated community by Our Country Homes with home sites on St. Peter Lane and Copper Point Drive in Prosper, Texas, Collin County. It is built on wide lots, roughly eighty-five feet minimum, with a community pond and an HOA that includes ground maintenance. It is also the community with the most contradictory public data I have reviewed in Prosper, including a dispute over which city it is in. I'm Nitin Gupta, a Broker Associate with Competitive Edge Realty and 480+ closed DFW transactions, and this page is mostly about what to verify.

Start here: the public data on this community does not agree with itself

I checked the major listing sources against each other before writing this. Here is what they disagree on.

The city. One major portal lists Montclair at an address in Lucas, Texas, while labeling it a Prosper neighborhood. Another lists the community in Prosper with a 75078 zip, and the individual home listings on it are addressed on St. Peter Lane and Copper Point Drive in Prosper. Lucas and Prosper are different towns on opposite sides of Collin County, with different city governments, different tax rates and different school districts. They are not interchangeable.

The weight of the evidence points to Prosper: the home-level addresses are Prosper 75078, the named schools are Prosper ISD campuses, and St. Peter Lane is the same street that carries another Prosper community. But I am not going to state it as settled on your behalf when a major portal says otherwise.

The school district. One source names Prosper ISD campuses. Another's district field says Plano ISD and lists schools ten to thirteen miles away, which is almost certainly auto-populated rather than verified.

The number of homes. One portal says eleven homes planned in its summary and twenty-seven in its own FAQ, on the same page.

The tax treatment. One portal's detail section says "no special tax" while its FAQ, on the same page, says homes may be subject to a rate described as a special tax or assessment. Both statements cannot be right.

None of this means there is a problem with the community. It means that on a small community there is not enough public data volume for aggregator errors to get caught, and the portals copy each other. The practical consequence for you is simple and non-negotiable: verify the city, the county, the school assignment and the taxing units for the specific lot address before you sign anything. I will tell you how below.

The facts, as published

  • Builder: Our Country Homes.

  • Location: home sites on St. Peter Lane and Copper Point Drive, Prosper, TX 75078, Collin County. One portal disputes the city. See above.

  • Gated: yes, all sources describing the community call it gated.

  • Lots: minimum width around 85 feet, minimum lot size around 14,674 square feet.

  • Homes: roughly 3,363 to 4,831 square feet across approximately nine plans, with a small number of move-in ready homes.

  • Bedrooms and baths: published ranges differ between sources, broadly three to five bedrooms and three to four and a half baths.

  • Scale: sources conflict between roughly eleven and twenty-seven planned homes.

  • HOA: billed monthly or annually depending on the source, and described as including ground maintenance. A management company is named on one source.

  • Community features: gated entry, a community pond. No pool, clubhouse or trail network is published by any source.

  • Schools: Prosper ISD campuses are named by one source, including Reynolds Middle and Prosper High. Another source names an unrelated district. Verify.

  • Pricing: published at roughly one and a half million at the time of writing, which places it above most of the Prosper communities in this price survey.

Figures above are drawn from publicly published listing sources as of October 2026, and those sources conflict materially. This page is an independent buyer's guide. I am not affiliated with Our Country Homes, and nothing here is a builder advertisement.

How to settle the city, county and tax question in one step

Everything above resolves with two documents, and you should get both before you write an offer.

First, pull the taxing-unit list for the specific lot address from the Collin Central Appraisal District. It names every entity that will send you a bill: the county, the city, the school district, the college district and any special district. If a municipal utility district or public improvement district exists, it appears there. If the city is Prosper rather than Lucas, that appears there too.

Second, ask the title company for the tax certificate. It confirms the same thing from the tax office side.

For context on what you are reading: a Municipal Utility District generally exists because land sits outside city limits in the extraterritorial jurisdiction, so there are no city taxes and no city services, and the district funds the infrastructure instead. A residential Public Improvement District generally sits inside city limits, so city services continue and the assessment sits on top. The Town of Prosper does not operate residential PIDs, which is why a "special tax" label on a Prosper listing is usually a portal miscategorizing an ordinary combined rate. But that reasoning only applies if the community is in fact in Prosper, which is the thing in dispute. Settle the city first and the rest follows. See my MUD versus PID guide and the MUD, PID and HOA FAQ.

Then confirm the school attendance assignment for that same address directly with the district in writing. Given that two sources name two different districts, this is not optional here.

What Montclair appears to be

Setting the data mess aside, the product is reasonably clear and reasonably distinctive.

Montclair is a small gated enclave on wide lots at a price point above most of new Prosper, with ground maintenance included in the dues and a community pond rather than an amenity center. That combination points at a specific buyer: someone who wants privacy, land and a finished street without a clubhouse, a lagoon or a decade of construction traffic, and who would rather not own a mower.

What you get: a gate, lots in the fourteen-thousand-square-foot range, a short build-out, and a maintained exterior. At this scale there is no amenity center to fund and no phase schedule to wait out.

What you give up: there is no pool, no clubhouse, no trail system and no pickleball court, because a community this size cannot fund them. Dues that cover ground maintenance will not be low, and you are paying for maintenance and a gate rather than facilities. If the resort amenity experience is what you want, this is the wrong community and the lot width will not make up for it.

Ask yourself honestly which you are buying. I have watched buyers choose a quiet enclave for the land and then spend two years missing the pool their friends have, and I have watched buyers fund amenity dues for a decade and use the clubhouse twice.

Wide lots, small community, finite inventory

At somewhere between roughly eleven and twenty-seven homes, Montclair has very little inventory, and there is no later phase to wait for.

Both things are true at once: the lot you want may genuinely never come back, and that same fact is the most effective pressure a sales office has. Separate them. Urgency that comes from the arithmetic deserves a response. Urgency that comes from the desk deserves a night's sleep.

What I look at on every lot: what backs up to it and what is planned to back up to it, which way the rear elevation faces and what that does to a west-facing patio in a Texas August, how the grade and drainage run, where the lot sits relative to the pond and the gate, what the roads bordering the community are projected to become, and whether the site will physically take the pool you are picturing. On lots this size a pool is usually feasible, but confirm the easements and the setbacks rather than assuming.

Lot selection is the one decision in new construction with no remedy. You can change the finishes. You cannot move the house. More in buying in phase one of a master-planned community and how to choose a master-planned community in DFW.

The HOA deserves a closer read than usual

Montclair's dues include ground maintenance, and in a gated community of this size the HOA is also funding the gate, its mechanism, the entry landscaping and the pond.

That is a meaningful set of obligations spread across very few households. A community of a few dozen homes has a thin budget and far less margin for a special assessment than a community of two thousand. If the gate mechanism fails or the pond needs remediation, the cost per household is not small.

So before you sign: get the HOA documents, the current budget, the reserve study and the resale certificate. Confirm exactly what ground maintenance covers and what it does not, how dues have moved historically, what reserves exist against the gate and the pond, and whether any assessment is contemplated. Read the budget, not the brochure.

Location and the commute test

On the Prosper reading of the address, Montclair sits with US 380 running east and west and the Dallas North Tollway as the primary route south toward the Legacy and Downtown Dallas job centers. On the Lucas reading it would be a materially different commute on the other side of the county. That is one more reason to settle the location question first.

Either way, drive the commute before you commit to a floor plan. Not what the mapping app says at two in the afternoon. Drive it on a weekday at the hour you would actually make it, in both directions, and do it before your option period starts rather than during it. Start with DFW commute times, then go drive it.

How Montclair compares

Montclair trades amenities and scale for a gate, wide lots and included ground maintenance, at a price above most of new Prosper. The honest question is which trade you want.

If you like the gated idea but want an amenity package, compare Park Place, which is gated with a pool and pickleball and sells 80-foot Shaddock lots alongside a Grand Homes section. If you want wide lots without paying for amenities at all, see Prosper Ridge, a Southgate Homes enclave on 80-foot lots. If included lawn maintenance is the appeal, StarView offers it at a larger scale with a lake and walkable retail. For wide lots across two price bands under one name, see Cambridge Estates.

For full amenity packages at scale, look at Star Trail, Windsong Ranch, Legacy Gardens and Lakes at Legacy, or the Brookhollow master plan at Wandering Creek, Lakewood and Dominion. Wider context in Prosper real estate and things to know before moving to Prosper.

Register me before your first sales office visit

This is the most common and most expensive mistake relocating buyers make, and it happens before anyone signs anything.

Builders maintain policies governing when a buyer's agent must be disclosed, and those policies generally require disclosure at or before your first visit. There is a window, and when it closes you may lose the ability to have an agent on the transaction at all. On a small community sold by appointment, your first visit may be a scheduled showing rather than a walk-in, so register before you book it.

In Texas we will also sign a written representation agreement before I show you anything. That is how the law works now, and it protects you as much as it does me. How I am compensated in a builder transaction is disclosed in writing before you tour, and we cover it on our first call rather than at the contract table. See buyer representation agreements in Texas.

And the person at the sales desk is good at their job, knows the product cold and works for the builder. That is not a criticism. It is the job description. They represent the other side of your transaction.

What I handle on a Montclair purchase

The list price is rarely where the movement is on a new build. Where there is room depends on the builder, the specific home and where a small community sits in its sell-out, and a near-complete enclave does not behave like a community with another phase coming. Knowing where to look is the work, and it is a conversation rather than a web page.

What I check on every new-construction file: the deposit structure and when the money goes hard, how the contract treats price adjustment and completion timing, how change orders get priced and approved, who administers the warranty and what it actually covers, what conditions attach to any incentive, and what a financing incentive tied to a builder's affiliated lender costs you in rate or fees against an outside quote. On that last one, read should you use the builder's preferred lender and get an outside quote before accepting anything. General mechanics in builder contracts in Texas and how to compare home builders in DFW.

With a smaller builder, I pay particular attention to who actually administers the warranty, whether it is backed by a third-party program, and what the claim process looks like in year three. Ask for the warranty document before you sign rather than at closing. See what a Texas new home warranty actually covers and new home warranties in Texas.

The inspections are yours to schedule, and a municipal inspection is not the same thing as someone working for you. Pre-drywall has the shortest window and the highest stakes. See the pre-drywall inspection guide and the new construction walkthrough checklist. Also read deposits on a Texas builder contract, and for the full process the DFW new construction buyer guide.

Buying from out of state

Most of my Prosper conversations start with someone in another state working out whether Prosper is even the right answer. That is the right order, and narrowing the location is the part I do.

I shoot video walkthroughs of communities and model homes so you can shorten the list before booking a flight. My YouTube channel carries community and model tours across Prosper, Frisco, McKinney and the rest of north DFW. The process is in buying new construction in DFW from out of state and the DFW relocation buyer's guide.

Montclair: buyer questions

Who builds Montclair?

Our Country Homes. Montclair is a small gated single-builder community with home sites on St. Peter Lane and Copper Point Drive.

Is Montclair in Prosper or Lucas?

Public sources conflict. One portal lists an address in Lucas while labeling the community a Prosper neighborhood; another lists it in Prosper with a 75078 zip, and the individual home addresses on it are in Prosper. The weight of the evidence points to Prosper, but settle it for the specific lot before you sign by pulling the taxing-unit list from the Collin Central Appraisal District and requesting the tax certificate from the title company. The city determines your tax rate, your services and your school district.

Is Montclair gated?

Yes. Every source describing the community lists it as gated. Ask who maintains the gate, what it costs the HOA annually and what reserves exist against its replacement.

What are the lot sizes at Montclair?

Published minimums are around 85 feet wide and around 14,674 square feet, which is wide by current north Collin County standards and is the main thing the community is selling.

How many homes are in Montclair?

Sources conflict, with one portal publishing both eleven and twenty-seven planned homes on the same page. Either way it is a small community with finite lot inventory and no later phase, so lot selection carries more weight than in a large master plan.

Does Montclair have a pool or amenity center?

No pool, clubhouse or trail network is published by any source. The community features are a gate and a pond. At this scale there is no budget to fund an amenity center, which is a straightforward fit question rather than a criticism.

What does the Montclair HOA cover?

Published descriptions include ground maintenance, and in a gated community the dues also fund the gate, entry landscaping and the pond. Request the HOA documents, the budget, the reserve study and the resale certificate, and confirm exactly what is covered and how dues have moved.

What school district is Montclair in?

One source names Prosper ISD campuses while another names an unrelated district with schools more than ten miles away, which appears to be an automated error. Confirm the attendance assignment for the specific lot address with the district in writing before you sign.

Considering Montclair? Let's talk first.

Send me four things and I will come back with something useful instead of a brochure:

  1. Your move-in date, or the date you need to be working

  2. Which communities you are touring, and whether you have already contacted Our Country Homes

  3. Where you will be commuting to, and how often

  4. Your price range, and whether a gate and a big lot matter more to you than a pool and a clubhouse

Before you tour, I will confirm the city, the county, the taxing units and the school assignment for the specific lot, in writing. On this community that is not a formality.
