First, make sure you are looking at the right Winding Creek
Two different places in Southlake carry this name, and confusing them will produce the wrong price by a wide margin.
Winding Creek Addition is the subject of this page: the newer luxury neighborhood on about 46 acres with homes built from roughly 2013 onward, on streets including Woodsong Way, Cool River Drive, Cascade Springs Drive and Winding Lake Boulevard.
Winding Creek Court is a cul-de-sac street inside the Timber Lake Addition, where homes were built between about 1994 and 1996 and run roughly 4,000 to 4,300 square feet on lots of 0.29 to 0.43 acre. A home there listed at $1,600,000 with recorded taxes of $18,589 and semi-annual HOA dues of $650, roughly $1,300 a year.
Same name, different subdivisions, different build eras, different associations. Before using any listing or sale as a comparable, check whether the subdivision field reads Winding Creek Addition or Timber Lake Addition.
Walkable to Southlake Town Square
The location is the neighborhood's defining feature. Sitting just west of Central Market and south of Southlake Boulevard puts Town Square, the city's shopping, dining and civic center, within walking distance, which is rare in a city built around driving. Two ponds and a creek run through the development, and the lots are generous for a neighborhood this close in. For buyers choosing between Southlake neighborhoods, this is the one where you can leave the car at home for dinner.

Recorded closed prices for the neighborhood have run from about $1,450,000 to $2,099,990 with a median sale price near $1,702,500. Current and recent listings have reached higher: a 6,036-square-foot home on Cool River Drive at $2,799,000, a home on Cascade Springs Drive at $2,650,000, another at $2,598,000, a 4,531-square-foot home on Woodsong Way at $2,495,000, and a 4,078-square-foot single story on Woodsong Way at $1,295,000 with recorded taxes of $26,032.
Average price per square foot has been reported in a wide band depending on which homes were on the market at the time, from roughly $404 to $512. That spread reflects the size and finish range rather than a volatile market, which is why a specific home needs pricing from genuinely comparable sales rather than a neighborhood average. One source describes a 74-lot neighborhood on 46 acres; another describes roughly 45 homes at build-out. Both agree on the acreage and the general character, so the difference is probably a question of what counts as platted versus built. If the number of neighbors, the amount of remaining construction or the possibility of a home going up next to you matters, confirm the plat and what remains unbuilt before you buy.
The HOA
Listing records show a mandatory association with annual dues reported between roughly $1,050 and $2,100, with one home recorded at $2,100 paid annually and another at $175 a month. That range is wide enough to matter on a monthly basis, and it may reflect different sections or different inclusion levels.
Before making an offer, confirm the exact assessment for the specific home, what it covers, whether the ponds and creek areas are association-maintained and how that is funded, the architectural guidelines, recent budgets and the reserve position. A listing that says only "Carroll ISD" does not tell you which campuses a child will attend before high school. What to check before you buy
Homes built from 2013 onward are young by Southlake standards, but the earliest are now reaching first replacements on water heaters and HVAC components, and homes of 4,000 to 6,200 square feet carry multiple systems. Roof, HVAC, water heaters, windows, foundation performance and pool equipment all belong on the inspection list, along with any renovation work. Stone and tile-roof construction appears in listings here, which warrants attention to flashing, sealant and roof detail. Estes Park and Kirkwood Hollow pair half-acre lots with full amenity packages at lower dues, and Miracle Point and Oak Pointe are smaller custom developments. First, comparable selection: the neighborhood shares a name with a street in Timber Lake Addition, and portal searches mix them, so the comparable set has to be limited to Winding Creek Addition. Second, the walkability to Town Square, which is the neighborhood's clearest advantage over comparable Southlake inventory and will not be obvious from listing photos.
